Research On The Interest Coordination Mechanism Of Operational Management Of Green Building In Chinese

At present,the building energy consumption in the total energy consumption is the most part in our country.Green building is crucial to reduce building energy consumption and greenhouse gas emissions,In recent years,with all levels of government support and motivation,the green building of China is rapidly developing,the green building project quantity and scale expands unceasingly,undoubtedly which will become the trend of development of the construction industry in the future.However,at this stage,the phenomenon that Green building operation logo is less and operation effect is not ideal.Through actual investigation and study,it found that this phenomenon is caused by the interests of the participant in operation stages are not coordinated.This research analyzed the interests the relationship of each participation,and establishing the interest coordination mechanism of green building operation stage,to achieve the maximization of the benefit for each participator and enhance the operational efficiency of the green building.Existing research on operation management of the green building more focused on improving of the operation management technology and perfecting of the policy system,etc.and research on interest subject is slightly insufficient.Therefore,this study used an entry point of interest subjects in green building operation management to analyze their interests demand and the interests of the relationship.Construct the evolutionary game model between building owners and property service enterprises,and through replicated dynamic equation and model case analysis to find out the evolutionary stable strategy of affecting the evolutionary stable strategy of green building operations management.Accordingly put forward the pathway of interest coordination of participants in the green building operation stage.Then,from the interest coordination mechanism connotation and principles,constructed the interest coordination mechanism framework.The interest coordination mechanism included the guiding mechanism,the authentication mechanism,compensation mechanism and revenue sharing mechanism.Finally,in the case of the green building project in Tianjin,analyzed operating energy consumption and energy saving potential after optimizing operations.Then we evaluated the operating efficiency,and calculated the owners and property finally returns according to the revenue sharing model.Furthermore we propose some relative suggestions about the development of the green building operation management.
