With the rapid development of economy,the problems of global climate warming,energy crisis intensification and environmental degradation have become increasingly prominent.In order to save resources,protect the environment and realize the harmonious coexistence of man and nature,we must adhere to the road of sustainable development.Compared to other industries,the Construction industry energy consumption,environmental pollution is more serious.Residential construction is an important part of the construction industry,the development of Green housing,which focuses on improving housing performance,reducing energy consumption and recycling resources,consistent with the national sustainable development and the strategic requirements of building a recycling economy,It is a major trend in the world today.At present,Green building is gradually popular among the people,but its promotion and development still have difficulties,such as incremental cost constraints.Based on the whole life cycle of architecture,the ratio of input to output of green building is obviously higher than that of traditional building,but the latter shows great advantages in water saving,energy saving and electricity saving.As the current investment in the construction sector increases,property developers tend to be reluctant to invest more when considering costs.In addition,government policy plays a leading and guiding role,and it is the key factor of green building promotion and development.Green residential,as an important part of the green building,its promotion and development is also difficult,the main reason is the green residential market to three parts:the choice of real estate developers,consumers and government behavior strategies.Real estate developers,main concern to develop residential is whether to maximize profits,consumers,main concern is whether receiving reasonable cost savings.Therefore,real estate developers tend to develop ordinary residential,consumers tend to buy ordinary residential.If the government can not effectively encourage and guide the choice of real estate developers and consumers,the green residential market will be difficult to promote and develop.Based on this,this paper presents a dynamic evolutionary game model,simulating the strategic behavior of developers and consumers on green residential market,and then introduce the government factors,analyzing the role of government in green residential extension and giving suggestions for promotion of green house.First of all,this paper expounds the research background,research methods,concepts of green residential and theoretical basis,analyzing green building research status and green residential development status of domestic and foreign.Based on the research content and research methods,draw conclusions:(1)without the participation of government,real estate developers and consumer behavior will fall into the prisoner's dilemma,Real estate developers choose to develop ordinary houses,consumers choose to buy ordinary houses,hindering green residential development and sales,green market is difficult to promote and develop.(2)the current evaluation and certification system is not built on the basis of the whole life cycle of construction projects,local government incentives are mainly concentrated in the construction and delivery phase,ignoring the whole life cycle of a comprehensive incentive,leading developers are not keen on green residential development,the initiative is not strong.(3)At present,government incentives and subsidies to real estate developers and consumers in a certain policy,but the intensity is not enough to effectively promote the development of green residential market,and the lack of national mandatory standards hindering green residential market development.The innovation of this paper is from the real estate developers and consumers of residential green in the whole life cycle of the incremental costs and benefits,using the dynamic evolutionary game model to analyze the green residential behavior,model in this study consists of two main into three subjects(by real estate developers and consumers into the government,real estate developers and consumers).In the model study,two main bodies penetrated into three main bodies(from real estate developers and consumers to the government,real estate developers and consumers).At the same time,due to the lack of explicit and unified calculation methods for incremental cost and incremental benefit at home,the accuracy and representativeness need to be strengthened in the process of actual calculation.In the case study,the individual data are difficult to obtain,soquantitative analysis of the qualitative problems and related data processing needs to be further analysis.
