With the rapid land development and the decline of environmental carrying capacity,the economic development of central city is lack of push,industrial transformation and upgrading is imminent.In this context,building economy has become a breakthrough in the economic development of the central city.Building economy is a new tax source of urban economy,and also a new impetus of urban sustainable development;how to enhance the development of building economy to promote urban industrial transformation has become a hot spot.As the underdeveloped second-tier city or provincial city,which is between two economically advanced provinces—Guangdong and Zhejiang,Fuzhou is taken as a special object because of its location,culture characteristic and so on.Studying the evolution mode of building economy of Gulou District in Fuzhou,can plus a evolution mode of building economy of our country,and supplement some theory of city planning.This paper takes the 6979 enterprises of 164 commercial buildings in Gulou District of Fuzhou as the research object,uses ArcGIS10.1,SPSS19.0,combined with multivariate statistical analysis method to qualitatively and quantitatively analyze the spatial characteristics of the building industry in Gulou District of Fuzhou,The results show:?Gulou District,Fuzhou,put forward to develop building economy in the context of the proportion of the secondary and ternary industries 1:1,that different from Hangzhou Xiacheng District,Shanghai Jing'an District and other developed urban areas whose proportion of the secondary industry is accounted for more than 50%.?The model of building economic development in Gulou District is a combination of traffic trunk,and gradually formed the core-periphery spatial structure.Industries of building economy are based on cluster development of the financial industry and wholesale and retail industry.?In the Industries of building economy of Gulou District,Wholesale and Retail Trade occupies the most.Many buildings has had the industry structure—Finance is accounted for 10%,Wholesale and Retail Trade 40%and Leasing and Commercial Service 30%.But it's different from big cities like Shanghai,Beijing,whose industry structure is based on Finance and Leasing and Commercial Service.?Expanding buildings' scales and improving buildings' qualities and management levels is an effective measure to developing building economy.The economic efficiency of buildings is closely related to the market value and management level of the buildings.The market value and management level of buildings will directly affect the occupancy rate of the enterprises.The accessibility of the buildings and the degree of the new buildings will have little impact on whether the buildings are settled.
