Study On Existing Problems And Solutions Of Unified Registration Real Estate In Zhungeer County

The unified registration system of real estate is the confirmation and protection system of real estate property rights,which is of great significance in protecting the legitimate property rights of property owners and improving the efficiency and level of government administration.However,under the influence of the long-term decentralized registration of real estate in our country,a lot of problems have arisen since the unified registration of real estate,which has seriously affected the efficiency of real estate registration.In this case,how to solve the problem of registration and improve the efficiency of registration has attracted the attention of the registration authorities and the government,and it has become a hot topic in academic research.This article is based on the transaction cost theory,property rights theory,effective government theory,and other related theories of real estate registration,by reading the literature,learning more about research progress of real estate registration results at home and abroad,On this basis,the author uses the method of field investigation and case analysis to analyze status of real estate registration in Zhungeer county and points out existing problems,such as: lack of the registration error compensation fund,lack of supervision of real estate mapping,the registration personnel have insufficient professional quality,registration responsibilities is not clear,addressing these questions to find out the reasons,at last,combing with the successful experience at home and abroad,finding the effective ways to solve the problems.Through the establishment of special compensation fund,clear compensation fund sources to make up the losses of parties,which caused by the registration error;through the construction of information sharing platform to achieve real-time data sharing,not only is it convenient for people to apply for registration,but also is helpful to improve the quality and efficiency of registration;by establishing the official real estate registration system,strengthening the registration personnel's service quality,improving the registration accuracy and credibility.The author hopes that this study can play a positive role in promoting the unified registration of real estate in Zhungeer county.
