Research On Housing Real Estate Registration Problems Left Over By History In Qiqihar City

Since 2015,the unified registration system of real estate has been fully implemented in China,and the reform of registration system has achieved certain results.However,with the deepening of the reform,the problems left over by the registration of various real estate registration in the period of the decentralization of registration began to highlight gradually,and the mass dissatisfaction with the registration of real estate,especially the registration of real estate and land property increased.Because of historical reasons,the problems left over by the history of real estate registration in Qiqihar are wide,large and complex,which seriously affects the reform of the unified registration system of real estate.It is very urgent to solve the problems and problems brought about by the scattered registration for a long time.This paper is under the guidance of the principle of property rights and the theory of transaction cost.Based on literature research,summarization and case analysis,this paper studies the historical legacies of real estate registration in qiqihar.According to the data collected from the survey,the problems of real estate registration history are sorted out according to the region,time,category and subject of responsibility.Combined with the results and specific cases,this paper analyzes the causes of real estate registration history,and puts forward some Suggestions on the actual situation of qiqihar city.In this paper,the main research conclusion is that the history of real estate registration management system is not unified,imperfect relevant laws and regulations,combined with the government's executive ability is insufficient,the real estate development enterprise legal consciousness is the main reason for the real estate registration problems left over by history.At the same time,it is proposed that the government should lead the distribution through the government,classify the problems left over by history,pay attention to respect the historical principles and jurisprudential thinking,strengthen the propaganda of the relevant policies and regulations of the real estate,construct the credit system and so on,and provide the reference for the settlement of the problems left over by the history of the real estate registration.
