In recent years,the commercial real estate in China had developed quickly,but when the commercial real estate developed rapidly,projects had appeared the phenolmenon about the projects operated difficultly at the same time,so this article studyed different periods of commercial real estate operating mode,and then gave advice to chose for development mode of operation in commercial real estate.Based on the literature review theory,this paper used the case analysis method.It had taken project operation mode in the commercial real estate as the research object,and had set up the following three main objectives: firstly,summarizing the basic features,advantages and disadvantages about the main operation models of traditional commercial real estate projects.Secondly,analyzing characteristics,advantages and disadvantages of modern operating modes in commercial real estate.Lastly,exploring the main models of commercial real estate projects in the new period.Based on the above research,it is helpful to further clarify comercial real estate project operation mode.It is also very important to determine the applicable operation mode,and promote the healthy development of commercial real estate.The thesis mainly included six parts.The first part was the introduction.By reading the literature,this part determined the main content,significance,purposes and methods,and established technology route of the paper.The second part had summarized the relevant theories of commercial real estate and operation mode of commercial real estate.The third part and the fourth part were respectively to summarize the characteristics,advantages,disadvantages and the applicable scope of the main operation modes of the traditional and modern commercial real estate projects,and explored the main business model of commercial real estate projects in the new period.The fifth part was case studys.The article analyzed six sample case companies,and the above results were verified with each other.The sixth part was conclusion and outlook.Based on theoretical research and empirical analysis of six sample companies,the main conclusions of this study were listed:(1)The Basic Features,Advantages and Disadvantages of the Main Operation Models in Traditional Commercial Real Estate Projects.Based on the literature review and case studies,it was found that the main operation modes of traditional commercial real estate projects were positive thinking operation mode,heavy assets operation mode and selling property rights operation mode.The characteristics,advantages and disadvantages of the above three traditional operation modes were also summarized.(2)The Basic Characteristics,Advantages and Disadvantages of the Main Modes Operation of Modern Commercial Projects.This study pointed out that the main mode operation of commercial real estate projects in the new era is the mode of operation in reverse thinking,the mode of operation of light assets and the mode of rental property management.The study generalized the basic characteristics,disvantages and advantages of the main modes of operation of modern commercial projects.(3)The main mode of operation of commercial real estate projects in the new period.In the new era,the commercial real estate project operation mode will focus on consumer demand and experience.It will adhere to the principle of rental property rights and consider reverse thinking to operate projects.It will cater for the latest commercial real estate development and continue to promote light asset operations.However,due to various conditions,there were still some shortcomings in this study.For example,the number of sample cases was small and there was no failure evidence.The characteristics,merits and shortcomings of commercial real estate projects need to be further analyzed.All of these evidence provided the directions for futher research.
