Current Status Of Real Estate Management Industry And Ways Of Development Under New Circumstances In Nanchang

Nowadays,with the rapid development of real estate industry,real estate management,the supporting industry of real estate,is also prospering.Besides providing a large sum of working positions,real estate management industry also creates great social,economic and environmental profits,thus becoming a fairly important component of the tertiary industry in Nanchang.With social development and increasing income,residents require better real estate management services.Service level becomes the key to the development of real estate management companies.As a result,it's an inexorable trend for the overall industry to reach a higher stage.Therefore,the leading and other relevant departments of the industry should consider how to regulate the development of the industry,how to treat problems in a macro view and in a trendy way,and how to establishing and improving laws and regulations of the real estate management industry to better push government,enterprises and proprietors to get into a mutual beneficial win-win situation.This thesis investigates the current situation of real estate management industry of surrounding cities.Based on the real situation of this industry in Nanchang,this thesis analyzes and summarizes existing problems,delves into the root causes,and provides new ways to develop the real estate management industry under the new circumstances in Nanchang.This thesis comprises five chapters.Firstly,it demonstrates the research background,purpose,benefits,and methodologies.Secondly,it sketches out the development history of real estate industry,by detailing the origin of the real estate management industry,the reform of housing system before and after the real estate management industry appears,and the social impact of real estate management industry.Thirdly,it provides a statistic basis to further dissect the existing problems of real estate management industry in Nanchang,by analyzing the employment status,project management status,and the establishment of proprietors' committees.Moreover,it concludes that existing problems mainly reflect in five aspects,i.e.cost increase,difficulty in collecting service fees,poor service quality,leftover problems of building quality and design,and unclear standards and responsibilities in daily service.According to these five aspects,this thesis digs into the root causes,providing a theoretical basis for new ways of development.In the end,this thesis puts forward four ways of development,namely,decreasing operating cost and creating new channels,regulating the establishment and management of proprietors' committee,improving the regulation of using maintenance fund,and enforcing government management by using creative methods.Through the investigation and analysis of this thesis,together with the working experience of the author,it is believed that the proposed ways of development under new circumstances in Nanchang will contribute to the research of development direction of real estate management industry in Nanchang.
