| With the continuous acceleration of the economic development and urbanization process in our country,a large number of residential buildings have been built up.At the same time,the residents’ requirements for the living environment are also rising.For any enterprise or country,in the limited production resources,the level of function and quality of the output meets the demander,,affecting its economic growth and stable development.Household satisfaction is an important index to measure the quality of living environment from the perspective of residential consumers,which reflects the comprehensive performance of housing.Therefore,improving household satisfaction can not only promote the harmonious development of the society,but also provide direction for the operation and development of real estate enterprises.On the other hand,Housing performance evaluation system of our country is a standard system for measuring the quality of residential properties.Research on the index system is conducive to understanding the housing needs of resident,and provides a theoretical basis for research on housing satisfaction.The subject of this paper is the research on the household satisfaction improvement strategy based on residential performance.In this paper,this article first elaborates on the basic concepts and basic theories of China’s housing performance evaluation system,Then from the perspective of "residential performance evaluation index",Comparing the systems of our country,Japan,Britain and America.By analyzing the similarities and differences and focus,it provides a reference for the improvement of China’s residential performance evaluation system.Finally,based on various performance indicators,it guides the design of highperformance residential buildings.However,there are many deficiencies in them and it is impossible to grasp the key to improving household satisfaction.However,there are many deficiencies and it is difficult to grasp the key to improving household satisfaction.Based on these deficiencies,this study conducted a household satisfaction questionnaire survey on 22 residential projects in seven cities in our country.The content of the questionnaire was designed based on residential performance evaluation indicators,combined with literature reading and related research,including eight dimensions related to residential performance.The results of the survey showed that the problems of low household satisfaction and complaints mainly focused on the five dimensions : complaints handling,housing design,housing quality,greening landscape and property services.The paper explored the reasons for specific problems.Finally,according to research the results of the analysis of residential performance problems put forward the specific solutions,and through interview with related professionals,suppliers,get the solution of cost data.It provides suggestions on the cost components of the solution strategy and technology strategy.Finally,this paper provides guidance for the improvement of household satisfaction.From the theoretical basis to practical guidance,the full text explores the method of improving the satisfaction of the residents in the perspective of residential performance,which has played a certain role in promoting the development of the housing industry in our country. |
