Application Of BIM Technology In Building Operation And Maintenance Management

As the longest period in the whole life cycle of a building,the operation and maintenance stage not only generates a lot of data and information,but also involves many aspects such as building safety,space,environment,energy consumption and equipment maintenance.Compared with the design stage and construction stage,it is more difficult to manage.With the development of BIM technology,the construction industry has brought about information transformation.In the design and construction stage,there have been mature application research,which has changed the building construction process from design visualization,progress management,safety management and other aspects.The operation and maintenance stage is just in its infancy,because the construction operation and maintenance cycle is long,the situation is complex,and there is no case to achieve the management of the whole operation and maintenance stage.But the information management in the operation and maintenance stage is also very important.It can not only improve the operation and maintenance management of old buildings,but also combine with BIM technology of new buildings to realize the whole life cycle management of BIM,reduce the cost of building operation,save energy consumption,and bring great value to society.The research objective of this paper is the application of BIM technology in operation and maintenance management.Firstly,the current situation of operation and maintenance management is understood from the literature study,and the problems of in operation and maintenance management are summarized,such as disordered data management and backward management methods.Secondly,it combines BIM technology with operation and maintenance management,and considers and solves the problems of operation and maintenance management with the BIM technology.Thirdly,explore the application of BIM in operation and maintenance management,from the establishment of operation and maintenance platform to the application of BIM in many aspects of operation and maintenance management.Finally,through practical cases,the application of BIM in university canteen operation and maintenance proves the value of BIM technology,which has great potential in construction operation and maintenance management.This paper explores the application of BIM technology from many aspects.Combining theory with practice,it has certain theoretical value and practical significance,and can provide some help for the follow-up research.
