During the real estate construction phase,Real estate development enterprises are often unclear about the responsibilities of construction units,construction is left to the contractor,the supervisory responsibility is entrusted to the supervisor,lack of supervision and control over the construction process,this often leads to project delay,cost over expenditure,quality defects and other project.Moreover,the owner often relies on its previous experience to manage the project,lack of effective and advanced theory and data support,as a result,management level cannot adapt to the development of the project and other problems.Therefore,through the study of the project management theory,how to carry out the research in the project practice.This paper first analyzes the domestic and foreign real estate project management research and development status,related concepts of project management are expounded,the content and characteristic of project management in construction stage are analyzed,then it mainly introduces the main work and methods in the construction stage.The author takes wanhui commercial square project as the research object,by analyzing the problems of the project,then it is optimized with the project management theory.The author's work is mainly reflected in the following aspects:First,the existing problems of wanhui commercial square are analyzed from different perspectives such as cost control,schedule control,site management and organizational structure.Secondly,the influencing factors of cost control and schedule control are analyzed,and the contents and methods of site management are analyzed in detail.Thirdly,on the basis of the above analysis,the cost control,schedule control,site management and organizational structure are optimized according to the actual situation of wanhui commercial square,and corresponding measures are taken to guarantee.Through the implementation of the optimization of wanhui commercial square,the results obtained in the above aspects are analyzed.Through the analysis and optimization of wanhui commercial square,we can see the deficiencies in the management of small and medium-sized enterprises,as long as we pay attention to the management of the owner,improve the professional level of the management personnel through scientific project management methods,and combine with the actual situation of the project,we can also explore a successful road suitable for the project.It is hoped that through the study of this article,it can bring inspiration and help to small and medium-sized enterprises in project management.
