Under the background of dual pressures of both the rapid urbanization and stock development,Historic Area,as an intangible material carrier for urban cultural heritage,are gradually eroded and retired from urban development.The current conservation plan faces a deep sense of powerlessness in the course of practice.On the one hand,the huge gap between conservation planning and practical operation makes historic area conservation difficult to maintain.On the other hand,one-way visionary planning is difficult to measure historic area value continuously.It's an urgent issue to protect the sustainable development of historic area and establish assessment criteria that continuously measure the historical value of the area.The goal of sustainable conservation in historic area is not noly meeting the needs of contemporary people in the development of this area,but also preserving and passing on the cultural characteristics of the area to future generations without harming the interests of future generations.Through studying the relevant theories of the conservation and sustainability of historical area in domestic and abroad,it is proposed that the sustainable assessment of historical regions consists of three dimensions: architectural structure,architectural form and architectural efficiency.Correct the problem of the traditional unsustainable evaluation methods based on the construction age in the five-chart-one table in the original historic area conservation plan.Among them,the architectural structure dimension element includes the building quality and structure;the architectural form dimension element contains the number of building layers,age,and style,and it must fit with the historical landscape of the target;the architectural benefit dimension includes the building function and needs to be compared with the building type(literature insurance unit building/other building).Value-benefits-oriented two directions: traditional values and modern values.Based on the sustainable conservation assessment model,it can be concluded that historic district buildings are divided into three categories and five categories.The major categories are Class A Original Guidance,Class B Image Display,and Class C Cultural Orientation.The sub-categories are A-1 original type,B-1 style type,C-1 reconstruction type,C-2 reconstruction type,and C-3 interpretation type.Through comparison with the conservation value orientation,specific recommendations are made on the classification and control of building classification in the region.This will enhance the overall sustainability conservation value of historic regions.The assessment models and building classifications obtained from the study were applied to the conservation planning practices in three historic areas in Taizhou.Shows higher classification and control of targeted and measurable features.It has implications for the evaluation and promotion of traditional conservation planning.
