In recent years,the rapid development of the real estate market has brought extensive attention of the society.While China's urbanization has not been completed yet,the demand for real estate is still huge,so to improve the quality of real estate engineering is not only one of the target of real estate enterprises,but also the need of broad masses of consumers.Because of having a weak quality management,problems about construction quality in delivery have erupted centrally,which has always been a serious part for construction relative units,especially for real estate enterprise.Reasonable evaluation and to strengthen the control of delivered quality make sense.This article summarizes the delivered quality problems in J project's first phase,adopting the analytic hierarchy process to make sure the weight of primary and secondary factors to problems.Then establish evaluation team to evaluate the quality problems,and establish fuzzy comprehensive evaluation matrix to comprehensive assessment,whose level is eligibility.Having ensured the weight of delivered quality problems,divide it into factors A,B,and C,according to Pareto Law.In which factor A quality problems are divided into 8 subdivisional work.Analysing from five impact factors of human,materials,machines,methods,and environment,the main reasons are that workers didn't hand over of technology,model,inspection and acceptance by professional quality controllers and supervising engineer were not enough,inspection of materials and machines wasn't strict,operation didn't accord to the construction scheme,ignore the influence of environment and so on.To look for the reason from the build process of quality problems,and analyse the overall quality control of every construction relative unit.Aiming at delivered quality problems in first phase,PDCA cycle can be adopted to improve J project's second phase.Construction units should strengthen their self-construction,adjust the organization structure,and strengthen the contract and engineering management.Restrain and control construction relative units through contracts and supplementary agreements.Push forward the overall contractors to adjust organizational structure,to increase quality inspection force,to achieve engineering system of technical disclosure,sample plate,and pratical measurement,to execute internal acceptance procedures strictly.Equip with full-time quality inspector in professional subcontractors,and submit to quality control of the overall contractors.Equip with enough specific supervision engineers in supervision units,check and accept strictly,Implement Encouraging,and strengthen the training.Improve the construction units or organizations comprehensively,adopt the form of signing supplemental agreements,enrich the quality managers,integrate the quality aim and economic means,implement the engineering system,split responsibilities,and arouse the construction units' enthusiasm of improving quality.So the quality level improves a lot,achieving the aim.Draw a conclusion through researches: 1.The Fuzzy Comprehensive Evaluation can be applied to the evaluation of delivered quality.2.The relevance between the quantity and weight of delivered quality problems is very weak.So we cannot judge the important extent of the problems in terms of quality,and we must evaluate the aim reasonably and ensure the weight of factors.3.To improve the delivered quality,we should complete the quality planning,establish quality management system,and carry out systematic and comprehensive controls on quality issues through the impacts of organizational structure,contrast and system.4.Paying attention to human factor,clear rights and responsibilities,and inspiring the enthusiasm of participation officers can improve engineering quality effectively.
