In mordern society,with increasingly serious energy and environmental issues,it is a general trend of sustainable development to implement green buildings.By analyzing the evaluation and incremental cost of KJ project,this paper is conducted to reveal the relationship between incremental cost,green building evaluation and green building technology selection,and hopes to provide reference for the construction and operation of the same type of public constructions in South China.This paper analyzes and compares the main green building evaluation systems at home and abroad.These systems provide guidelines for the promotion and development of green buildings by formulating a combination of qualitative and quantitative evaluation methods.The background of different systems reflects the differences in the evaluation content.This paper combines three elements of timeliness,geographic location and basing project when defining the measurement method of the incremental cost of green buildings.According to the life cycle theory,the incremental cost is divided into three parts:the pre-increment cost,the green technology incremental cost and the post incremental cost,along with measurement models established.The influencing factors of incremental cost are analyzed from four aspects:technical measures,energy saving goals,technical proficiency and regional differences.The green technology measures of KJ project were analyzed from six aspects of land saving,energy saving,water saving,material saving,indoor environment and operation,and the result shows that the project reaches the national standard of three-star-level.The incremental cost of the KJ project is 429 yuan/m~2,and the incremental cost of the solar photovoltaic integrated power generation system,the building skin integrated shading and the rainwater recovery system comes up to 329 yuan/m~2,with payback period of 17.6 years,38.4years and 87 years.Although the current economic benefits are not satisfactory,in the future,as the scale of the industry expands,the cost will decrease,the economic performance will increase,and more importantly,these green technologies will be of great significance to the ecological environment and social value.Finally,by comparing the relationship between green building evaluation level,green technology and incremental cost,combined with the climate characteristics of hot summer and warm winter areas,it is recommended to use the land-saving and indoor environmental category building technology as the first choice,and appropriate selection of new energy technologies.Through the research in this paper,we provide new methods and basis for selecting the low-increment cost green technology that meets the climate characteristics and economic development status of the same type of green public buildings in South China,so as to more effectively promote green buildings and attract more social resources.Participate in the construction of green buildings.
