Research On Incremental Cost Analysis Of Green Building Pre-evaluation

In recent years,the high consumption of resources and the high pollution of environment brought by the construction industry have a profound impact on the future development of human beings.Therefore,many countries have implemented green buildings to achieve the goal of harmonious coexistence of human and nature.By the end of 2018,China’s green buildings have made remarkable achievements,with a total green building area of more than 2.5 billion square meters.However,due to the high cost misunderstanding of green buildings in all walks of life and incomplete green building market,the development of green buildings in Urumqi is very slow.Therefore,this paper selects the residential buildings which occupy a large proportion and have a close relationship with the people’s livelihood in Urumqi as the object,and analyzes the incremental cost in the pre evaluation stage of green buildings to promote the development of green buildings in Urumqi.The research content is divided into the following three aspects:(1)The building designed according to the national or local standards and codes is defined as the benchmark scheme building.By comparing and analyzing the clauses of the green building evaluation standard and the standard code clauses of the benchmark scheme building design,the clauses of incremental cost of green building technology are obtained.(2)Appropriate technical analysis is carried out for each clause that produces incremental cost,and technical measures for each clause and clauses that are not suitable for Urumqi development,such as landscape water body,rainwater facilities,etc.are obtained.The incremental cost of each green building technology is obtained through field investigation.(3)The index estimation method and cost index are introduced to put forward the practical engineering application model for each green building technology and its incremental cost,which provides reference for the analysis of incremental cost of green building in each region,and through typical engineering cases,the incremental cost of unit building area of each level technical scheme for green building pre evaluation of residential buildings in Urumqi is obtained,the basic grade is about 2-3 yuan/m~2,one star level 22-34 yuan/m~2,two-star 49-74 yuan/m~2,three-star 105-160 yuan/m~2.Through the discussion of the above content,it is found that it is not difficult for Urumqi residential buildings to realize green building,and the cost is not high.Therefore,all walks of life in Urumqi should face up to the cost of green building and its evaluation,actively develop green building,and refer to the technical measures and cost data provided in this paper for engineering construction.The implementation and promotion of green building plays an important role in reducing environmental load,relieving resource pressure,improving people’s living quality and improving urban ecology.Reasonable analysis of the cost of green building is of great guiding significance to eliminate misunderstanding and concerns of all sectors of society,and to effectively implement green building technical measures to promote the development of green building.
