Research On Several Problems Of Green Building Technology In Guangzhou

China has become the world's second largest economic entity through years of rapid economic growth,but the resources and environmental carrying capacity has also been close to the limit.The traditional developmental mode of high investment,high consumption,and high pollution,is not sustainable.The traditional construction industry has been playing the role of high pollution and high energy consuming industries,so the development of green building technology,the development of green low-carbon cycle,has become the direction of the construction industry changes.However,at present,the promotion of green building technology in our country is weak,one of the most important reasons is that private capital generally thinks that the economic benefits of green building is relatively lower than traditional buildings.In order to speed up the popularization and application of green building technology,it is necessary to carry out cost benefit analysis and application research of green building technology.For this purpose,this paper carried out the following work:(1)The author analyzed the differences between green buildings and ordinary buildings from three aspects,including the guiding ideology and control method of cost,engineering design concept,and the construction management idea.Then he summarized the main techniques of green building,and put forward the problem in the specific application.(2)The author introduced the concept of incremental costs and incremental benefits,then used of cost-benefit method,and took the constructing project of Guangzhou Art Museum as a case,quantified the economic benefits,environmental benefits and social benefits of that project,and compared the incremental costs with the incremental benefits of single green building technology.The results show that if the green building technology was used properly,in addition to green building is superior in energy saving and environmental friendly aspects of ordinary livable building,there will be some advantages in economic benefits.Among all kinds of the technology of green building,the highest benefit cost ratio was underground space utilization technology in first-tier cities which with higher prices of land,followed by energy saving lighting technology and water saving technology.But the benefit cost ratios were low with photovoltaic technology and the permeable stratum technology.(3)The author has investigated two projects of Guangzhou Higher Education Mega Center and Guangzhou Asian Games City,which had been in operation for many years.Then the author asked the project owners and users to fill in a questionnaire about the problems of green building technology application in that two projects.The result found that there were problems: the application of green building technology did not meet the actual situation of projects,did not meet actual needs of users,and the economic benefits was very low.At last,this paper maked a deep analysis of the causes of these problems and puts forward some methods to enhance the efficiency of green building technology.
