| The operation and maintenance phase is the longest phase in the whole life cycle of the building.The operation and maintenance of the facility management after the delivery of the building requires high accuracy and integrity of the facility management operation and maintenance data.Due to the large number of participants in the collection and management of facility management and operation data,the information exchange is not smooth,which leads to the difficulty in obtaining operation and maintenance data,the timeliness is poor,the content is not comprehensive,and the accuracy is not accurate..In recent years,BIM has become the most effective solution for facility management and operation data storage and delivery problems.BIM can provide rich operation and maintenance data for facility management and improve the efficiency of facility management.However,many problems in the application of BIM to the facility management process remain to be resolved.At present,there are many sources of data for facility management,and the acquired operation and maintenance data often overlaps.The operation and maintenance data extracted from the BIM model cannot be smoothly imported into the operation and maintenance system.The operation and maintenance data collected during the design and construction phase is incomplete,and the collected operation and maintenance data structure and naming rules are not uniform.By studying the BIM-based facility management operation and maintenance data,the above problems can be effectively solved.This paper analyzes the current status and existing problems of BIM-based facility management operation and maintenance data at home and abroad through literature research.Through the study of the definition of facility management andthe content of operation and maintenance,the facility management operation and maintenance data is summarized and classified.According to the concept and functional characteristics of BIM,the convenience and advantages brought by BIM technology to the process of data collection,management,transmission and retrieval of operation and maintenance are clarified.Then,from the perspective of BIM-based operation and maintenance data standard,operation and maintenance data extraction,and data transmission method of operation and maintenance data,the theoretical framework of operation and maintenance data transmission is proposed.Next,starting from the operation and maintenance data requirements,study the data requirements of different operation and maintenance workers,and standardize the modeling depth standards and model attribute information standards.In the operation and maintenance data transfer process,it is necessary to check whether the delivered model meets the information requirements of the facility manager to ensure that the facilities included in the model manage the operation and maintenance data required.After the model is handed over to the facility management team,the model needs to be checked.The model data transfer check requirements are divided into three levels: model structure review,model content review,and design compliance audit.The content of each level model test is carried out.Detailed description.Finally,through the case analysis of the Shanghai Center Building Project,the establishment and transmission process of the model data and the management and application process of the operation and maintenance data in the operation and maintenance platform are verified. |
