Abstract/Summary:
In the past ten years,with the rapid development of the real estate industry,the current environmental construction of residential communities has made great progress.However,due to the interests of all parties and the lack of people’s understanding,there are still a series of problems in the environmental quality of residential communities.Under the conditions of limited reality,all these problems in the community environment may not be solved one by one.In the optimization of the environmental quality of the community,it is possible to create a better environment at the existing cost and to satisfy the users.The degree is optimal,and it can fully reflect the very deep humanistic care.It is an important way to break through the development of the residential community in China’s real estate industry.Focusing on user needs,based on the Kano model and quality function deployment,the residential environment quality optimization model based on Kano-quality function deployment was established and then applied by Guangzhou BYJS community as an example.Firstly,the user needs analysis,determine the user requirements,conduct a series of investigations on the importance of the user’s needs,and adjust and calculate to obtain the importance and ranking of the user’s needs;then refer to the planning and design standards and academic achievements related to the residential community environment.The demand item is expanded,and the designer and the expert finally determine the environmental quality characteristics of the community through the brainstorming method;then,by establishing thequality function deployment tool,the quality house,the user demand-quality characteristic correlation matrix is obtained,and the matrix is used to The importance is converted to obtain the priority of the quality characteristics;the importance of the demand-satisfaction is analyzed again to obtain the quality characteristics to be improved,and the priority of the quality characteristics under the development of the quality function is combined to obtain the key to the final optimization.Quality characteristics;finally,a series of optimization suggestions are proposed to achieve the purpose of optimizing the environmental quality of the community and improving user satisfaction.The results show that through the comparative analysis of the two methods,the four key quality characteristics that need to be optimized in the community are finally obtained:landscape environment water/pool water quality Z1,water environment safety protection Z2,nursery school,kindergarten,middle Primary school configuration configuration Z15,equipment fitness venue Z16.In response to this,three countermeasures and suggestions were proposed,including providing perfect educational facilities and sports and fitness facilities;improving the water quality of the community water landscape by strengthening water mobility and exogenous pollution control;Strengthen on-site management,do a good job of safety protection,configure qualified life-saving equipment,and always prepare for life-saving preparations to improve the safety of water landscapes.The implementation of this series of countermeasures is conducive to improving the competitiveness and reputation of real estate products,and can improve people’s satisfaction with the living environment and improve residents’ happiness.
