Building Information Model(BIM)adopted in construction projects has many positive effects such as improving engineering quality and production efficiency,shortening construction period and saving cost,and is one of the important technologies for achieving fine management in the construction industry.However,the BIM application efficiency of China's construction projects still has great limitations,which affects the promotion of BIM technology to a certain extent.In order to accurately measure the performance level of BIM application,this paper tries to establish a BIM application performance evaluation index system suitable for the owners,construction units and other stakeholders,and uses the DEA-Tobit model to perform performance evaluation and performance impact analysis.The main results include:(1)With reference to the theory of enterprise basic resources,the BIM application of construction project is used as a group of resources,and a set of performance evaluation index system suitable for stakeholders such as the owner and the construction party is established,including three aspects: input index and output index.And environmental variable indicators.That is to use BIM capital investment,management personnel input and technical personnel input as input indicators;to optimize the construction period,cost reduction rate,quality score,material management improvement rate,contract data management improvement rate,customer satisfaction as output indicators;The number of years,the level of BIM policy improvement,and the number of projects completed by the BIM team as indicators of environmental variables.(2)Based on the DEA model,the DEA-Tobit two-stage model was constructed and used to explore the BIM application performance level and performance influencing factors of the construction project.Through the DEA-Tobit two-stage model,the data of 18 actual construction projects are calculated and analyzed.The results show that the average values of technical efficiency,pure technical efficiency value and scale efficiency value of 1,18 projects are: 0.73,0.87,0.85;the variance values are: 0.05,0.05,0.04,which indicates thatthe current BIM application efficiency is not high and the application level is not balanced;2.Among them,10 projects reach the DEA optimal state,and 8 projects are technically ineffective.The in-depth development and innovative application of BIM technology can improve the performance level of 10 technical effective units.The imperfect organizational structure of BIM application,the inconsistent application standards,the lack of management talents and the unreasonable input structure result in the invalidity of 8 projects.The main reason is that the BIM application efficiency is not high and the application level is not balanced.3.The significant impact of performance analysis shows that the project construction period,BIM policy perfection and BIM team coordination have significant effects on BIM application performance.(3)In view of the above factors that lead to technical inefficiency and promotion of performance improvement,this paper puts forward corresponding aspects from the formulation of project-level BM application standards,organizational framework for constructing BIM applications,BIM innovation application,talent cultivation,input structure and BIM application risk management.Suggestions.The research results of this paper enrich the theory of performance evaluation to a certain extent,provide theoretical basis for government departments to formulate BIM related standards,and improve the application level of BIM,and promote the application of BIM technology.
