In recent years,China's youth long-term rental apartment market has developed rapidly due to factors such as demographic transition and related policy support.While the long-term rental apartment is developing rapidly and comprehensively,it also faces the impact of highreturn mode of real estate,the divergence of residence brought about by market-oriented operation,and the problems of various links in its own development chain.Therefore,in-depth study of the planning and location of long-term rental apartments will help to optimize the scientific and rational decision-making on the location of long-term rental apartments and promote the sustainable development of long-term apartment buildings.In order to explore the location planning of long-rent apartments for young people,this paper firstly conducts a comprehensive research and analysis on the concept definition of longterm rental apartments,the relationship with traditional rental housing,current development status and problems.Then through the questionnaire survey and interviews,the research and investigation of youth behavior characteristics and renting needs were carried out.From the sample,the young people's basic characteristics,behavioral characteristics and rental needs were analyzed.Then,from the aspects of urban development,public transportation,infrastructure,construction land,etc.,comprehensively consider the impact factors affecting the planning and location of long-term rental apartments,and build a site impact factor framework.Taking the location of the youth long-rental apartment in Tianhe District of Guangzhou as an example,based on the theoretical research and questionnaire data,the weight influence of the site selection impact factor framework is analyzed,and the youth analysis is based on the analytic hierarchy process and the GIS system.Rent an apartment planning location model.By extracting the POI data of various related supporting facilities in Tianhe District,and then combining the characteristics of the use of different facilities in the youth,the analytic hierarchy process is used to assign different weight buffer distances to each factor,and finally the influence of each factor is superimposed to obtain the youth.Rent a land use suitability evaluation map and propose suggestions and strategies for the location optimization of young long-term rental apartments.The main achievements of this paper are as follows: Firstly,it studies and summarizes the origin,characteristics and current situation of China's youth long-rental apartments;secondly,it summarizes the main influencing factors of the planning and location of young long-term apartment apartments based on basic theory and current situation,and builds The location impact factor framework is the third;based on the questionnaire survey and interviews,based on the analytic hierarchy process and the GIS system,the planning model for the long-rent apartment of Tianhe District,Guangzhou is constructed,and the land suitability evaluation map is obtained.Strategies and recommendations are proposed for optimal planning and site selection.
