As one of the energy-intensive industries,the traditional construction industry has consumed about one third of the natural resources according to statistics and causes a lot of pollution to the environment.Therefore,it is urgent to realize the sustainable development of China's construction industry.Through lean manufacturing,prefabricated buildings have significant advantages in energy conservation,environmental protection,emission reduction and other aspects,which will lead the future development trend of the construction industry.However,the capital and technical issues restrain the participation of stakeholders although a series of compensation measures were launched by government.The incentive policies in promoting architectural industrialization in China are based on the traditional principal-agent theory and the classical motivation model.It is reflected as an inequality between the government and stakeholders.In this case,the government designs incentive policies unilaterally and the stakeholders have no choice but to accept it.This kind of mechanism cannot effectively arouse the enthusiasm of stakeholders in implementing architectural industrialization.The externality theory follows sharing concept and advocates that the equilibrium allocation of external benefits should be conducted among creators.As a result,the classical incentive model can be modified to win-win cooperation incentive mechanism.Therefore,this paper aims to develop a sharing mechanism from the perspective of external benefit sharing theory after analyzing the research background,relative theory,and the current development status of prefabricated buildings in China.Firstly,the indicator system and quantitative evaluation model of external benefit evaluation of prefabricated buildings were constructed from three dimensions of economy,society and environment by means of life cycle and externality theory.Secondly,the core stakeholders is regarded as the external benefit sharing object based on the theory of interest subject.In order to construct a fair and reasonable external benefit sharing scheme,the role positioning and interest demands of interest subjects were analyzed.Furthermore,combined with the characteristics of prefabricated buildings,status,other three variables named effort,urgency and risk bearing were taken as the influencing factors for external benefit sharing.By the Shapley-TOPSIS principle that the external benefit sharing mechanism of prefabricated buildings was designed.Finally,the external benefit sharing mechanism was applied to the G project for proving the effectiveness and rationality of the sharing mechanism.The results showed that this prefabricated building can bring about 4307.42 million external benefits and the external benefits were reasonably shared among the core interest subjects.Through the evaluation and analysis of the results of sharing,this paper puts forward countermeasures and suggestions to accelerate the development of prefabricated buildings according to the social division of labor and responsibilities of interest subjects.Sharing the external benefits of prefabricated buildings is a need to be deeply explored in the future.This paper constructed the external benefit sharing mechanism by externality theory,interest subject theory and cooperative game theory.It not only expands the division and quantitative evaluation of the external benefits of prefabricated buildings base on economic,environmental,and social dimensions,but also provides a basic train of thought for the internalization of external benefits.At the same time that provides a reference for the government to set compensation standards.The compensation scope shall be defined based on the contribution and risk bearing of the stakeholders.It not only makes up for the loss of resource input of various stakeholders that also helps them fully realize the advantages of prefabricated buildings in sustainable development.It will significantly enhance their enthusiasm to participate in the construction of prefabricated buildings and thus help the realization of China's construction industrialization.
