Study On External Benefit Evaluation And Incentive Of Assembly Housing

In order to cope with the slow development of prefab housing in China,and to help the government accelerate the promotion of the external benefits brought by the industrialization of prefab housing,also to eliminate the problem that developers have low enthusiasm when choosing prefab construction mode.On this basis,it is necessary to measure the benefits of prefab model compared with the traditional model,and help the government to formulate incentive policies for residential developers,so as to improve the enthusiasm of developers for prefab model.However,the current research on assembly-type benefits is not purposeful and targeted,and it has very limited effect on the government to solve the current development problems.Therefore,it is necessary to redefine the benefits of prefab houses from the perspective of the government,so as to establish the external benefits evaluation model of prefab houses,and formulate corresponding policies according to the evaluation results of the model.In this paper,using the method of literature analysis,field investigation,the prefabricated residential buildings and traditional residential building is the benefit of both qualitative and quantitative comparative analysis,and choose appropriate participants in residential construction industry chain,has been clear about the main perspective of the research content,according to the different main body,benefit and efficiency of output redefinition of the content of the prefabricated housing benefit.According to the benefit characteristics of the external benefit of prefab house,the external benefit evaluation index system of prefab house is established.The weight of the index is determined by using the combination of exercise method and variable weight theory,and the evaluation method of fuzzy matter-element theory is used to establish the external benefit evaluation model of prefabricated housing.At the same time,based on the statistical analysis of the existing assembly-type incentive policies and the results of the evaluation grade of the incentive theory and the external benefit evaluation model,the paper gives some Suggestions on the adjustment of the three most widely used policies.Finally,the external benefit evaluation model established in this paper and the incentive policy Suggestions based on the results of the model are verified by taking the whole prefabricated economical and applicable housing project in a certain place as an example.The results show that the external benefit evaluation model established in this paper can accurately evaluate the external benefit level of the prefabricated housing project,and the evaluation result grade conforms to the actual external benefit level of the project through the verification of the actual project.At the same time,it is found that the incentives based on the evaluation model can significantly improve the enthusiasm of developers for the prefab model,and according to the survey,developers have a tendency to further improve the benefit level of prefab residential projects in order to obtain higher incentive benefits.Through the application of the external benefit evaluation model of prefab housing,it can help the government to solve the problem of fuzzy external benefit level of prefab housing projects and provide a basis for the government to regulate and manage the prefab housing market.Moreover,the combination of external benefit evaluation model of prefab house and incentive policy based on evaluation structure differentiation has a very significant effect on solving the development problems of prefab house in China,and also plays a good role in promoting the development of prefab industrialization and the development of the construction market.The combination of external benefit evaluation model and differentiated grade incentive policy of prefab house has high practicability and popularization value in the development of prefab house in China.
