How to manage the project well?Project schedule management is the important content and means to ensure the project can be controlled and carried as expected.Since the theory of project management was created,the project management has been gradually applied into various industries,especially major pillar industries such as the real estate,finance,military affairs,etc.People are aware of the importance of project schedule management and paying more attention to it.As for real estate projects with large investment,long development cycle,huge risk and factors that affect the project schedule,failing in delivering in time is the common problem existed in the process of real estate development.Beyond that,delayed delivery of project not only causes economic effects but also causes adverse social influence,therefore,for real estate enterprises,reasonably and efficiently adopting the project schedule management is the critical factor to improve the economic effect and ensure the successful completion of real estate project.Beijing GuangAn reale state invesment company,as a state-owned company,has accumulated rich real estate experience in relocation and resettlement and shantytown renovation project.Since this kind of project is government-aid project,it gains help from government in the capital and relevant policies,and the project schedule is relatively controllable.As the first market-oriented real estate project,this project in Guanting Town will become the first practical reference project for enterprises' follow-up market-oriented projects.This paper focuses on the first-phase rectification and the second-phase industrial operation construction of the project in Guanting Town,and studies the project schedule management based on the theory of project schedule management and practical application.Base on the related literature studies,this research paper analyses and studies the "progress management" method of the successful projects in China and abroad,then to implement the method that combining theories with practice,qualitative and quantitative measurements to the "progress management" method of the subject project.In preparing the schedule of the subject project,we not only implement the theories of the "progress management" method of the domestic and foreign projects,but also consider the actual situation of this small art town project;that is,it is a real estate "take over" project which has been postponed twice for nearly two years so to affect the main factors of the qualitative analyze,therefore the completion date of the subject project.Base on the "progress management" method,we analyze the work related to the subject project and establish the project responsibilities,allocating management matrix model so to prepare the project schedule that implement the construction of the subject project.In order to ensure the construction of the subject project be on schedule,the quantitative control method is implemented during the project execution period.Based on the nature of the different tasks,monitoring and schedule comparing methods are implemented.The actual project progress is compared with the schedule prepared based on the Gantt Crossbar Chart,so if there are deviations,then the causes be analyzed and immediately adjustments are made to ensure the completion of the subject project on time.
