Prefabricated building is still in the exploratory stage of development in China,and relevant policies,systems,industrial chains and technologies still need to be constantly improved.Theoretically,prefabricated buildings have obvious economic,environmental and social benefits.However,due to the change of construction methods,the cost-benefit measurement and evaluation problems are worth discussing.This paper firstly defines the cost-effectiveness of prefabricated buildings based on relevant theories.Secondly,based on the fuzzy set theory to construct prefabricated project cost benefit comprehensive evaluation system of the preliminary scheme,and through the DEMATEL method and test reliability and validity of the evaluation system of filtering correction,eventually establish contains three level index,nine secondary indexes,27 level indicators of prefabricated project cost at the end of the performance comprehensive evaluation system,and set up the evaluation model based on combination weighting-fuzzy comprehensive evaluation;Then,based on the constructed evaluation model,taking project A as an example,A comprehensive evaluation was made on its cost effectiveness from the aspects of assembly rate,quality of PC parts and greenness.Thirdly,the paper makes A supporting analysis of the above evaluation results and compares the differences and advantages between project A and the traditional cast-in-place construction model in terms of cost and benefits,proving the rationality and scientificalness of the comprehensive evaluation results of project A.Finally,the paper makes a comprehensive analysis of the cost-benefit internality of the whole life cycle of the prefab project,analyzes the internality of the cost-benefit internality of the prefab project from the perspective of consumers,investors and the government,and puts forward some countermeasures to optimize the cost-benefit.Through the comprehensive evaluation of the cost-effectiveness of project A based on the model of combinatorial weight-fuzzy comprehensive evaluation,it is found that greenness is the key index to measure the cost-effectiveness of assembled projects,and the assembly rate of the main structure and the quality of raw materials are the important factors affecting the cost-effectiveness of assembled projects.In terms of cost-effectiveness,the overall implementation effect of project A is at Amedium level.It is found that compared with cast-in-place buildings,the cost per square meter of prefabricated buildings is higher than that of cast-in-place buildings.In terms of benefits,the overall benefits of prefabricated buildings are higher than those of cast-in-place buildings,among which,the benefits brought by material saving and carbon dioxide emission reduction are more prominent.The above analysis results show that,from A long-term perspective,the cost-benefit control effect of project A is considerable,which proves the rationality of the evaluation results.From the perspective of consumers,investors and the government,this paper analyzes the cost-benefit relationship of prefabricated projects and finds that government policy guidance plays a key role in the choice of prefabricated buildings by consumers and investors.The government can further optimize the cost-effectiveness of prefabricated buildings and promote the application and promotion of prefabricated buildings by introducing preferential tax rate policies,fiscal subsidy policies and price policies.
