Recently,the investment environment in real estate market becomes more and more complex.In the current real estate market in China,buildings with higher quality,shorter construction time and lower cost are beneficial to companies' survival and development.Therefore,real estate businesses have to make efforts to control costs while the construction schedule is not delayed.Firstly,this thesis introduces the current research status of earned value method at home and abroad.And through the writer's field research,this thesis describes the problems in controlling cost and schedule in the past.Then it takes Jiulongwan project in Huafa Business as a case study and designs a plan of cost control for it.This project has detailed work breakdown structure and orga nization breakdown structure and this thesis collects the data of expected cost.After that,this thesis applies the second-level earned value method to this construction project.From the analyzing results,obviously,the re are serval subprojects having delays and cost overruns.To solve these problems,the management analyze the reason and take special steps.In this thesis,a model based on second-level earned-value method is used to control schedule and cost together.It divides the whole project into many subprojects.Earned value analysis is applied to these subprojects at different given points so that managers can monitor the progress of every subproject and take specific action to adjust the schedule or cost.At last,it evaluates the application effect of cost control scheme and shows that the cost and schedule has improved.
