With the help of government policy,prefabricated buildings are become more popular in Chine,recent years.While concrete structure or steel structure are both available options for prefabricated residential building,most project choose concrete structure.This is because steel structure residential buildings are more expensive in the past.But now,Chinese government implemented strict environmental policy and started to change employment policy of construction industry,which leads to rapid rise of labor price and industrial product prices,especially cement and concrete.At the meantime,prefabricated building with concrete structure is also expensive compared to cast-in-place concrete structure.Hence,the economic performance of prefabricated residential building with steel structure needs to be reverified.Based on comparison between prefabricated residential building with steel structure and concrete structure in Jiangsu,Nanjing,economic performance of prefabricated residential building with steel structure are reviewed from Life-Cycle Cost perspective.Various methods,such as survey method,comparative analysis,case analysis,are applied to the paper.Major works in this paper are summarized as follow:Firstly,evaluate how much higher is the cost of prefabricated residential building with steel structure compared to concrete structure.Secondly,make a comparative analysis of economic performance between prefabricated residential building with steel structure and concrete structure from Life-Cycle Cost perspective,and distinguish main factors which could make huge impact.Thirdly,analyze the impact of main factors to economic performance and conclude in what kind of situation prefabricated residential building with steel structure have better economic performance.
