Research On The New Industrial Park Community Design Strategy Under The Industry-city Integration Model

With the advancement of urbanization process and the transformation and upgrading of the industrial structure in China,the traditional production-oriented industrial parks have been unable to meet the needs of the current industrial development.Under the planning concept of industry-city integration,many domestic cities have issued new industrial land policies,advocating mixed development and intensive use of industrial land,which has greatly promoted the transformation and upgrading of industrial parks and formed a batch of new industrial parks with distinctive characteristics.These industrial parks with new types are dominated by high and new technology,and these main characteristics are as follows: highly complex functional requirements,interactive integration of industrial-urban relations,and people-oriented space design,showing a clear tendency to community.In the recent boom in the development of industrial real estate,new community-based industrial parks have been put into practice in practical projects and have achieved certain effects.However,due to the short development time and the complexity of industrial park construction,the theory research has not systematically summarized and regulated the spatial realization strategy of this new type industrial park.Considering the lag of theory and the huge demand of such industrial park construction practice,this paper has certain practical significance to study the new industrial park community design strategy.As a pioneer in the industrial development of China,Shenzhen has rich experience in the construction of new industrial parks.Therefore,this paper takes Shenzhen industrial parks as an example to conduct a full investigation,combined with the relevant theories of community planning,to study the community design strategies of new industrial parks.Firstly,it outlines the current status of the development of industrial parks in China,and conducts research on the special geographical background and policy environment of the design of Shenzhen Industrial Park,and proposes that community is the main development trend of new industrial parks at the stage of industrial-urban integration.Secondly,it conducts comparative research on the conceptual characteristics of the park and community,and combines with domestic and foreign related case practices and analysis of the motivation of the new industrial park community,clarifies the feasibility and necessity of the new industrial park for community design.Thirdly,it analyzes the influencing factors of community building from the theory of community planning,studies the users' needs of new industrial parks,and on this basis,summarizes the design points of the industrial park community in terms of community environment,community function and community atmosphere.Finally,it combines with a large number of case studies,puts forward three aspects of community strategy for the new industrial park,including industry-city linkage,completion of function and community atmosphere creation,based on the above Design points,and takes the related project practice as an example to verify the above strategy practice.This paper systematically discusses and summarizes the new industrial park communitybuilding strategy under the industry-city integration model,which optimizes the spatial layout of the traditional industrial park from the perspective of humanization and diversified needs,and improves the spatial quality of the industrial park.Besides,it forms a benign interaction between industrial space and urban space,and creates a space atmosphere conducive to innovation for industrial parks.Moreover,it provides ideas and has certain theoretical guidance and practical reference for the design of new industrial parks.
