Real estate is the pillar industry of the country.It promotes the modernization process of the construction industry and speeds up the transformation of traditional construction methods,which is the major issue for the development of the new era.In recent years,under the guidance of government policies,benchmarking enterprises in Vanke and other industries have made a pilot test.Besides,the prefabricated building and the industrialization has developed rapidly.However,the traditional cast-in-place building is still used in the project performance management of prefabricated buildings in China.It will be helpful to improve the project management level of the enterprise prefabricated building by doing more researches on the project performance management and evaluating it systematically,scientifically and objectively.The three elements of project management are progress,cost and quality,and the task of project management is to ensure that the progress and quality of the project achieve the goal within a specific cost.This paper makes a comparative analysis of traditional cast-in-place building and prefabricated building from three aspects of schedule,quality and cost.Besides,building an evaluation index system to evaluate the project management performance of prefabricated building cases based on the three first-level indexes of progress evaluation,quality evaluation and cost evaluation.Optimizing the first level indexes and dividing them into 10-second level indexes,such as the design progress of architectural scheme and structural scheme,and the organization progress of component hoisting;dividing the quality indexes into 14-second level indexes,such as the selection of fabricated structure type,the quality performance of node parts;dividing the cost indexes into 9-second level indexes,such as the design cost of architectural scheme and structural scheme,and the installation cost of components Secondary indicators.This paper uses AHP to determine the weight value of all levels of indicators through expert scoring,meanwhile,refers to relevant literature and combines with practical experience,to build the progress,quality and cost index classification standards,to establish the performance evaluation model of assembly construction project management,so as to achieve a comprehensive and objective evaluation of assembly construction case project management performance.Through the empirical analysis of prefabricated building cases,this paper shows the performance evaluation model has high applicability and effectiveness and can evaluate the management of enterprises more completely and objectively.It can be applied to the post-project evaluation of enterprises and the performance evaluation of participating units,and it can also promote enterprises to improve the management level,and continuously improve the management system.Besides,this paper can provide theoretical reference for the following researches,and encourage the continuous improvement of the theoretical system of performance evaluation of prefabricated construction project management.
