Green buildings are an effective means of solving building pollution.Green building from promotion to operation management is a systematic project.The value concept of driving green building development directly affects the operation management of green building later.The green building project with good operational efficiency can be the green building life cycle.The sustainable development plays a leading role in the demonstration,which makes the green building have greater promotion value and development space.Domestic green building related policies and regulations have been gradually improved,and construction technology and construction design have already had specific operational requirements,but there is a big gap between the development of green buildings and the target number,and the driving force for development is insufficient;some green buildings have undergone pre-planning design and construction.It is gradually moving into the operational management stage,and it is urgent to need appropriate operational stage management concepts and management mechanisms to guide,improve the driving factors of green building development and operation management mechanism to make green building development become a social consensus,from the green building life cycle Achieve substantial resource conservation and environmental protection.This paper takes the promotion of large-scale development and operation management mechanism of green building as the research topic.Based on the literature review of the system,it comprehensively identifies the driving factors of green building development from the perspective of various stakeholders,and establishes the driving structure hierarchy diagram and driving force according to the ISM-MICMAC model.Dependency diagram,in-depth study of the role of various driving factors on thedevelopment of green building scale.Comprehensively analyze the management mode and existing problems of the green building operation stage,and draw the management mechanism of the operation stage;divide the operation management into two stages according to the green building obtaining the operation identification as the node,and introduce the evaluation index combined with the fuzzy gray clustering method to the second stage of the operation period.Conduct evaluation and analysis,and finally verify the correctness of the model through the case.The main conclusions of this paper are as follows:(1)Propose the development path of green building.Green buildings should strengthen their constraints on energy use and construction carbon emissions,raise public awareness of green buildings,cultivate green awareness of customers and become propagators of green buildings;establish a green building dynamic evaluation system,Comprehensively consider the comprehensive environmental benefits of green buildings,improve the compensation mechanism of all stakeholders in green buildings;focus on cultivating corporate social responsibility,establish high-level environmental performance standards,actively promote corporate image and culture;pay attention to the operation and maintenance cost of green buildings and Management effect to improve the value of real estate,and effectively implement the health benefits of green building users;in the process of large-scale development of green buildings,focus on cultivating citizens' environmental protection and energy conservation values ??and sustainable development concepts,so that everyone can undertake environmental protection and energy conservation.Responsibility for building a sustainable environment for future generations.(2)Propose a green building operation management mechanism.Transform the concept of property personnel,train property management personnel to carry out equipment operation and regulation,adjust the structure of human resources,reserve and attract more high-quality talents with informatization and intelligent management capabilities.Integrate and optimize resource allocation to create a new corporate brand,realize the transformation and upgrading of green property services;apply for mandatory operation of logos,design,construction and operation management personnel to participate in the green building life cycle.The active energy-saving strategy is adopted to adjust the operation status of the equipment from the actual operation of the building,improve the data processing capability of the operation management personnel,expand the brand power of the green construction enterprise,encourage the enterprise to implement the post-operational stage assessment,and improve the enterprise's emphasis on post-construction evaluation.Develop a sound post-assessment system to ensure that the indicator system is a reflection of the green building operation effect and eco-environmental protection concept,and regularly begin to evaluate and supervise work to improve operational results.
