Under the situation of "anti-globalization",China has deepened Supply-side reform in all aspects of economy and society,and the transformation and innovation mode of industrial zone is one of the epitomes.With the continuous growth of China's urban volume,the development zone as the "enclave" at first has gone on the road of urbanization.The "Industrial Park 2.0" with complex functions,emerging industries and integration of industry and city is needed by the times.The "Silicon Alley" model in Nanjing is a typical case of transformation of industrial park that follows the gentrification mechanism and effect.The classical supply-demand theory of the gentrification research is used in the study.Compared with the existing research,this paper supplements the transformation demonstration of single enterprise park type industrial park,and focuses on the multiple subjects including the new middle-class group,and discusses the transformation mechanism of Baijiahu Silicon Alley in Nanjing in different scope and stages.The research mainly uses the methods of literature review,theoretical deduction and social investigation to analyze the relevant research progress,including the theoretical framework of supply and demand of industrial park transformation in the development zone,the transformation mechanism of Baijiahu Silicon Alley,and the transformation effect of Baijiahu Silicon Alley.The main conclusions are as follows:First,The "Silicon Alley" mode in Nanjing is an industrial transformation mode from the centralized area of the industrial park of the development zone to the borderless multi-functional block of scientific and technological innovation.Second,In the process of urbanization and gentrification in development zone,there are three transformation paths: formal transformation(government collects land,then puts it into the secondary market),informal transformation(government does not collect land,enterprises change the land use function independently)and gentrification transformation(government does not collect land,multi-party cooperation changes the land use function),which lays the foundation for the "Silicon Alley" model.Third,"Silicon Alley" model in Nanjing finally follows the path of "customized" gentrification transformation,that is,the government does not expropriate land,but first gives expansion to other places,encourages enterprises to move out of production functions,and then forms the interest alliance of the government,enterprises and developers,and carries out comprehensive planning and development according to the people's production and living preferences.This model surmounts the low efficiency trap of informal transformation,directly implements the high-efficiency gentrification transformation,and is a model of urban renewal combining top-down and bottom-up forces.Fourth,"Silicon Alley" model in Nanjing shows the efficiency of gentrification.The industry has been transformed from a secondary industry to a comprehensive service industry.It has the characteristics of complex industry,small and refined enterprises,and sustainable format.The space has been transformed from an old industrial park to an boundless creative garden office block,showing the characteristics of functionalization,refinement,and block.The group has been transformed from an enterprise organization to a year The transformation of Baijiahu Silicon Alley has also become a new growth pole for surrounding business circles to upgrade to a new gentrificational city,as well as an update model for the transformation of other inefficient land in the development zone to a high-efficiency and high-quality functional zone.Through the verification of this paper,the theory of supply and demand is a reliable method to analyze the transformation of industrial park in the development zone under the background of gentrification.In the process of transformation of industrial park in the development zone,the dynamic changes of supply and demand timing,strength and main body make the transformation mechanism present the stage characteristics.The final effect of transformation is that the production and living culture selection at the demand end matches the space,and the supply end realizes the maximization of land benefit.In the process of urban planning and construction,only by excavating the deep benefits of urban land as much as possible and respecting the diversified needs of the main body of the city,human beings,can the sustainable development of the stock space be realized.The whole thesis contains about 65000 words,99 pictures and charts.
