As a form of legal texts,leases are rigorous in structure and formal in language,featuring with certain legal binding effects.With the globalization of economy and China's increasingly prominent position in the world,China and foreign countries have forged a closer relationship in business field,and E-C or C-E translation of contracts has in some ways become an eye-catching issue.The translation of lease texts is mainly associated with contracts,real estate and legal fields,providing an important guarantee for Chinese and foreign enterprises to conduct fair,equitable,honest and transparent cooperation.This thesis is a translation practice report whose source text is a lease translated by the author commissioned by SINGAPORE HAI DI LAO DINING COMPANY.Lease texts boast formal styles,authoritative words and strict syntactical structures,aiming at standardizing and restricting the rights and obligations of both parties.In order to comply with the style and function of the source text(ST),Eugene Nida'functional equivalence theory is used as a guidance.In combination with the theory and case analyses,the report analyzes the text in detail from the aspects of words and sentences,and explores the translation techniques of legal texts represented by leases.The report briefly introduces the translation process of the project,including ST analysis,translation theory,adoption of translation techniques and quality control,on the premise of clear project background and requirements.It focuses on the major difficulties and typical cases encountered in translation,and puts forward corresponding solutions.There are plenty of technical terms in the lease,including semi-technical terms,that is,familiar words with specific meanings,synonyms or antonyms,and nominal structures.In view of the lexical difficulties,the author refers to parallel texts and corpora,and adopts literal translation,combination or repetition,and functional shift to achieve the vocabulary equivalence.There are two major difficulties at the sentence level: long and complex sentences and passive-voice sentences.Taking into account the language differences between Chinese and English,the author splits long sentences and adjusts their orders;passive-voice sentences are translated into active-voice sentences by conversion to achieve the sentence equivalence.After the completion of the project,the comprehensive evaluation iscarried out in time to meet the client's needs and achieve the research goal.The experience and deficiencies emerged in the translation process are summarized,so that the practice can not only improve translation skills,but also further facilitate future translation work in this field.
