Research On The REITs Development Model Of Chinese Aging Communities

Under the background of the aging population,the retirement institution has shown the vast development potential in China.The silver economy will become an important economic growth.The country is committed to building the "9073" pension pattern.Home care is still the main pension mode.In the case of the contradiction between supply and demand of pension facilities and services,it will cause great concern to contribute an aging community which unite home care and community endowment and health care.After concluding the background of the development of aging community,this paper briefly summarizes the existing models of the domestic pension community.Enterprise leading mode,the venture capital leading mode,leading medical institutions,each one has its own merits.On the whole,it reflects the problems such as lack of fund support,low social participation and poor continuity of community operation.On this basis,the author puts forward the application of REITs in the construction and operation of China's pension community.The United States is the most experienced country in the world in REITs and pension community development.REITs has been used in large-scale operation of the pension community.The author briefly reviews the process of REITs application in the pension community and the factors driving the change,and explain the pension financial industry chain which with definite and professional cooperation between operators,developers and investors by cases,then summed up the experience of the United States for reference.Later,combined with the specific situation of our country and the experience of the United States,the author puts forward to using the entrusted management mode in the development processes of aging community which REITs apply on,using the REITs model of the combination of finite type and delegation in organizational management,using the combination of assets and services,rent and sell,in the profitability,to realize regional industrialization,and drive profit by pension in district and community aging.Finally,the author falls into the reality and makes suggestions for how to build REITs in China to apply to the circumstance of the aging community.
