Research Of Management Factor Of Self-establish Building Quality Problems In Kunming

In the past twenty years,the rapid urbanization has made a large number of urban villages appear.Due to the imperfection of government policy and the lack of effective supervision over the quality of self-establish buildings in urban village,it has led to a large amount of quality problems over those self-establish building.The quality of self-establish building in urban village is related to residents' living environment and the safety of their life and property,which is more related to the smooth advance of urbanization.Therefore,strengthen deep research over the quality of self-establish building in urban village,and enhance discussion about ways to improve the quality over those self-establish building from the point of view of management has great significance,it can improve the management system of self-establish building in urban village and improve the governance of the urban village community in the city.On the basis of reviewing and summarizing the research documents concerning the quality management of self-establish building in urban village of domestic and foreign scholars,the author makes a field survey and get a questionnaire survey of the main quality problems of self-establish building in the city.Then through interviewing of Industry experts,government officials,community managers,self-establish building households,construction teams,the author gets the management factor of self-establish building quality problems in the city.After that,using the mathematical model of fuzzy causal analysis to calculate the main management factors in urban village in Kunming: The design of self-establish building quality is not standardized;The level of construction technology is not very good;The safety consciousness of the residents' housing quality is weak;Community supervision is difficult to implement;The policy of self-establish building quality is not complete.Finally,from the current building management policy and community governance of urban village in Kunming,the two main management factors to analyses,plus reasonable use of the system method of comprehensive quality management,the theory of public policy analysis and community governance,the management countermeasures are put forward from these four ways: innovation management system;strengthening the interaction and communication between different main body in the community;strictly market access and standardize market order;improve public service.
