The Problems And Countermeasures Of The Supply And Demand Of Affordable Housing In Dalian High Tech Zone

With the booming of the real estate market,affordable housing has become one of the focuses of the society.Dalian high tech Zone is one of the leading areas of economic development in Dalian.It is also a demonstration area of scientific and technological innovation.There are not only a large portion of the residents in the area,but more than ten thousand employees in the high-tech zones.With the rising trend of the overall housing price in recent years,this has gradually increased the proportion of household housing expenditure to the residents and employees of the high-tech zones,which also aggravated the difficulty of housing problems.In order to attract talents,retain talents,stabilize the people's heart and develop the economy,the high and new zone needs to do a good job of housing security,and the protection of the living rights for the families with difficult housing and some enterprises with housing problems.However,the present stage of the security housing work in the high-tech zones is still in its infancy,and the supply and demand situation has not reached a balance.There is still a large portion of the housing demand gap that needs the government and the social security.This paper mainly aims at the research on the existing problems of the supply and demand of the present stage of the guarantee housing,taking the Dalian high tech Zone as the research object.Through the literature review,the questionnaire,the interview and other methods,this paper analyzes the causes of the problems existing in the supply and demand,and puts forward some suggestions for solving the problems in order to be built in the future high and new zone.In the plan,fully considering the housing demand of the residents and employees in the area of the high and new zone,not only can guarantee the basic housing conditions of the housing difficult groups,but also provide a more comprehensive and comprehensive housing system for different groups.Through the study,it is found that there are a series of problems such as the single supply mode of the guarantee housing,the insufficient supply quantity,the lag of the basic supporting facilities and the unclear object.Therefore,this paper proposes to expand the mode of the guarantee housing construction,expand the financing channels for the construction of the affordable housing,and increase the supply of the guaranteed housing.To expand the scope of the group and to encourage various ways to solve the housing problems of various groups,and to form the guarantee housing supply that conforms to the actual situation of the high and new zones,so as to promote the solution of the balance of the supply of security housing in the high and new zones.
