Research On Multi-generational Supply And Demand System For Low-and Middle-income Groups

With the increasing aging of the population in China,the multi-generation residences that can meet the needs of middle-and low-income groups for home-based care,the contradiction between supply and demand becomes increasingly prominent.In this regard,this paper studies the supply and demand system of multiple generations of low-and middle-income groups,which is of great significance for solving the problem of home-based care for the low-and middle-income groups.Through the analysis of the development status of multi-generation dwellings in China and developed countries such as Germany,Japan,and New Zealand,we have identified major problems in the construction of multi-generation dwellings in China and learned from the development experience of multi-generation dwellings in the developed countries.Through surveys and literature analysis,22 general factors affecting the supply and demand of middle and low-income groups are identified.Six main factors are extracted by principal component analysis.The price and cost of multiple generations are the primary factors affecting the low-and middle-income groups.In addition,the main influencing factors are the relevant laws and regulations and enforcement,the ability to build community operation,the capacity of multi generation financing and the support of financial institutions,the development willand the level of development and management,and the consumption will and consumption ability of the low-and middle-income groups.From the perspective of supply and demand,the composition of the supply and demand system for multiple generations of low-and middle-income groups was studied,including economic development,urban population,multi-generational housing prices,supply of multiple generations,demand for multiple generations,and policy subsystems.Using the principle and method of system dynamics,a feedback loop for multi-generational supply and demand systems for low-and middle-income groups was established;the relationship between between each subsystem and the internal variables was analyzed and combed,and its system dynamics model was established.Using Xi'an as a sample,parameter values,building functions,and variable relationship equations are set.Vensim PLE software is used for simulation analysis to simulate the development status of multi-generation residences in Xi'an,and the impact on the system of the supply and demand trends and policies for future generations are predicted.We found that policy factors,consumer willingness,multi-generation financing capacity and financial support have a significant impact on the supply and demand system for low-and middle-income groups.From the aspects of government,society,market and family,we put forward specific measures and suggestions for promoting the development of multiple generations of low-and middle-income groups,including the government's leading role in improving relevant policies and regulations;increasing the degree of social participation,upgrading the level of the project itself,enhancing household consumption willingness and increasing household spending power.The research results provide a reference for promoting the construction and development of multi-generation residences for low-and middle-income groups.It can help solve the old-age and low-income groups' old-age housing problems and meet the needs of middle-low-income group communities for home-based care.
