Nowadays,China's aging situation is severe,and people's choices for the old-age care methods are gradually becoming more and more important.They are not only limited to traditional family pension methods,but also can choose institutional pensions and community home care methods.However,the traditional way of family pension is now overwhelmed,and institutional pensions are not easily accepted by the elderly because of their own restrictions.In this context,community homes with low cost,no home,and human touch.The way of providing for the aged is gradually recognized by people and is loved by the elderly.The closest property service companies to the community are most closely connected with the community residents.If they can take advantage of their natural advantages and use the service experience and management experience accumulated during their more than 20 years of development,they will undoubtedly become a step forward in the field of China's aged care services.A big step.This paper starts from the existing property service enterprises involved in the community home care model,through the comparative analysis of the current five typical models of property service companies have been involved in community home care,namely,"college-type pension model","protective Mingde home care service" "Heyi Health Living Museum","Aging Community Retirement Service Model for All Ages","Special Service Home Care Model".To identify the existing problems,some property service companies are involved in community home care services,the degree of specialization of the pension team is low,government policies are widely introduced and there are no specific implementation rules,and the government lacks the involvement of property service companies in community home care.The supervision and property service enterprises are involved in the single source of funds for community home care,the public has a misunderstanding of the property service enterprises,the economics cannot pay the service fees,and the elderly reject the “going out” pension.Therefore,the reasons for the existence of the problem are identified.Some property service enterprises are small in scale and slow in development,lack of professional training for the elderly service workers,lack of effective supervision mechanism for the government and society,and lack of government standards for the property service enterprises to intervene in the community.The property management enterprise resources have not been effectively integrated,lack of government financial subsidies,the economic restrictions of the elderly can not enjoy services,and the traditional concept of old-age care.Based on the four aspects of enterprise itself,policy supervision,resource integration and public participation,the paper proposes that some property service companies should intervene in the concept of community home care,develop property service enterprise service projects,strengthen the professional training of pension service teams,and introduce property service enterprises.Community-related pension laws and regulations,the government establishes a post-event supervision mechanism for property service companies to intervene in community home-based care,and strengthens the integration of property service enterprises into community home-based pension resourcesWe will increase government financial subsidies,improve the quality of service provided by property service companies,the government's purchase of old-age services for the elderly,and strengthen publicity to change the concept of old-age care.
