According to the annual growth rate of 10 million old people in China,in the next 20 years or so,China's old population will exceed300 million,and the aging situation is grim.In order to deal with the problems brought about by the aging population,the State advocates the development of facilities for the elderly.All sectors of society have recognized the arrival of the aging society,and investors have focused on the silver hair industry of investment institutions for the elderly.However,at this stage,there are still some problems in the investment of pension institutions,such as the difficulty of project implementation,the lack of financing capacity of pension institutions,the low level of pension services,and the restriction of service quality by charging level.Therefore,it is necessary to study the economic value of pension institution investment and analyze whether it is feasible.This paper analyzes the investment situation of pension institutions from the external policy environment and internal organization operation,and obtains the basic situation of 15 private pension institutions in Zhuji City through questionnaire survey.Taking 150 bed size pension institutions as the analysis sample of this paper,this paper calculates thecapital investment and profit and loss situation of new,leasing and public private pension institutions,and compares the new mode and leasing mode The cost and benefit of the old-age institutions under the three modes of lease mode and public construction and private mode are analyzed by using the discounted cash flow method and the net present value(NPV),internal rate of return(IRR)and payback period further present the investment space of three investment modes of pension institutions,and it is concluded that 1.The three investment modes are profitable and have investment space;2.The investment return of public construction private mode is higher than that of leasing mode;3.Although the short-term return of new mode is lower than that of leasing mode and public construction private mode,there are value-added returns such as land and real estate.Finally,the paper gives suggestions on the choice of three investment modes and investment in pension institutions to improve the feasibility and effectiveness of investment in pension institutions.
