The housing problem is related to the livelihood of the people and is a problem that cannot be ignored in the rapid development of China's economy.Population is the basic driving force for national development.The relationship between population and housing is self-evident.Understanding how population affects housing prices is of great significance to China's social stability and sustainable economic development.In previous studies,most researchers paid more attention to the impact of population size on housing prices,and did not discuss more about the impact of internal and external structures on housing prices.In fact,the consumption patterns and economic and social concepts of different characteristics of the population have different effects on housing prices.Therefore,it is necessary to classify the population according to certain characteristics and discuss the impact on housing prices separately.This paper sorts out the related literatures and forms a theoretical system with three factors: population natural structure,population social structure and population spatial structure.It systematically describes the relevant theories of population theory and housing market,and the transmission mechanism between the two.In the empirical analysis at the national level,it is found that the juvenile dependency ratio is negatively correlated with housing prices,and the old-age dependency ratio is positively correlated with housing prices;the higher the proportion of higher education,the higher the housing price;the urbanization rate promotes the rise of housing prices in a certain period of time,The impact of the population on housing prices is very significant,outflows have a restraining effect on housing prices,and inflows have lifted housing prices.In the empirical analysis of the sub-region,it is found that the demographic factors have different effects on each region.The demographic structure of the eastern region is significantly different from other regions,and the impact of population structure in the central and western regions on the housing prices is not all significant.More related to regional economic development.Based on the theoretical and practical research,this paper proposes a new perspective for the study of the impact of population on housing prices in China.At the same time,this paper studies the investors and consumers in the housing market to correctly view the law of housing price changes,and can make market decisions more scientifically;it provides the theoretical evidence basis for the government to formulate policies on population policies and housing markets,which is more organic,reasonable and scientific.Formulate control policies to maintain the healthy development of the residential market.
