With the continuous development of society,China's higher education has successfully implemented the popularization strategy,and colleges and universities have ushered in a period of rapid development.As a special space environment,colleges and universities also need humanized planning,construction and management to meet the growing needs demand for the use of teachers and students.At the same time,a new type of management is needed to enable university projects to achieve value preservation and value-added purposes.It is the pursuit of university administrators to apply facilities management to the management of colleges and universities,improve the satisfaction of university users,and then enhance the core business ability and organizational competitiveness of colleges and universities.Therefore,it is of great theory and practice to carry out objective and effective evaluation of college facilities management and establish a reasonable university management index system based on facility management,which provides a strong service guarantee for the continuous improvement of university facilities management level and the improvement and development of colleges and universities.Focusing on the theme of establishing the management Index system of colleges and universities based on facilities management,this paper collects and collates the related literatures such as university management and facilities management,and analyzes the problems existing in the current stage of university management,which need to be solved urgently.Based on the theory of customer satisfaction,the relationship between university image,user expectation,perceived value,perceived service quality,user satisfaction,user complaint and user loyalty is established,and the customer satisfaction model of colleges and universities is set up.Meanwhile,university management indicators based on facilities management were collected through interviews and small-scale research.Combining with the goal and basic principles of Index system Construction,this paper establishes the management Index system of university based on facility management on the basis of the customer satisfaction model of colleges and universities.According to the established index system,the questionnaire “Question Questionnaire of University Management Indicators Based on Facilities Management” was designed to investigate the satisfaction of facility management in a certain university in Xinjiang,and the weight of indicators at all levels in the indicator system was further determined.The statistical software SPSS was used to statistically analyze the data to verify the reliability and validity of the questionnaire.The results show that the index system and questionnaire are suitable for the evaluation of facility management in colleges and universities.On this basis,through the correlation analysis,the important factors impacting perceived service quality,university image and university facilities management satisfaction and loyalty were identified;the differences in the needs and satisfaction of university users were analyzed through variance analysis;the advantages and weaknesses in facilities management in colleges and universities were obtained through quadrant graph analysis;Finally,the structure equation is used to further verify the hypothesis of this paper,and the model proposed in this paper is studied and analyzed empirically.
