The Study On The Housing Purchase Behavior Of Peasant Families In Cities And Towns From The Perspective Of Rational Choice Theory

China's urbanization rate has increased from 17.92% in 1978 to 59.58% in 2018.The total urban population exceeds the rural population,and China has entered a period of accelerated urbanization.With the advancement of urbanization and the continuous improvement of the income level of peasant families,it has become a social phenomenon that needs to be paid attention to that peasant families buy houses in cities and towns.While promoting the development of China's real estate industry,farmers' houses purchase in cities and towns has also accelerated the process of urbanization in China.Local governments have introduced policies to encourage farmers to buy houses in cities and towns.In this context,this paper adopts the method of in-depth interview to study the housing purchase behavior of peasant families in cities and towns from the perspective of rational choice theory,analyzes the rational performance of the housing purchase behavior of peasant families in cities and towns,as well as the relevant factors affecting the housing purchase behavior of peasant families in cities and towns,and puts forward relevant Suggestions.The main content of this paper is as follows: in the introduction,firstly,the background,purpose and significance of the research is discussed;Then,a literature review is made on the relevant research,the shortcomings are pointed out,the rational choice theory is briefly introduced,and the innovation points of this paper are proposed.Since this paper is to discuss the housing purchase behavior of peasant families in cities and towns,relevant concepts will be defined in this chapter to provide theoretical support for subsequent analysis.In general,the introduction part can be regarded as the basic foundation of the whole research.The second part is the empirical study of X Village in Y County,Henan Province.Through the investigation and analysis of the basic situation of X village's peasant families who buy houses in urban areas and the relevant situation of buying houses,it reflects some basic characteristics of X village's peasant families who buy houses in cities and towns.The third part mainly from the perspective of rational choice theory,respectively from the peasant families' understanding of their own situation,purposes of buying a house in cities and towns,family resources control and social value tropism analyzed rational performance of peasant families purchased houses in cities and towns,demonstrates the housing purchase is the rational choices of peasant families.The fourth part analyzes the relevant factors affecting the housing purchase behavior of peasant families in cities and towns from the level of the families themselves,the community level and the national level.Through a deep understanding of the relevant factors affecting the housing purchase behavior of peasant families in cities and towns,it can provide a basis for putting forward relevant suggestions and pushing peasant families to buy houses in cities and towns.The fifth part mainly puts forward suggestions to promote peasant families to buy houses in cities and towns,help peasant families to set up a home purchase information service platform,improve the urban infrastructure allocation,improve peasant family housing affordability,actively guide peasant families buying houses in cities and towns of their own home,it will rationally encourage peasant families to buy houses in cities and towns in an orderly manner.
