Research On The Improvement Of Service Quality Of Outsourcing Apartment Property Project In H University

With the deepening reform of colleges and universities,property management is facing a new opportunity of rapid development.Since socialized property companies are in the continuous development and maturity,it is now becoming a new trend for the colleges and universities to introduce the professional social property services to replace their traditional service management mode.To some extent,this new mode of service outsourcing will alleviate the long-term burden of human insurance and employment risks in colleges and universities,which provides a choice for universities to strengthen their service,and also offers a new method to solve the hard issue of logistics socialization in universities.Taking the service outsourcing of apartment property project in H University as an example,this paper analyses the service status and quality problems of service outsourcers.In addition to this,the reasons for service quality problems are analyzed and summarized from three aspects: the outsourcer himself,the school itself and the experts' opinions.Based on these,the important factors affecting the quality of outsourcing services are summarized as follows: the total economic cost of property projects,the assessment criteria of service quality of property projects,the comprehensive strength of project outsourcers,the management level of outsourcing suppliers,the social recognition of outsourcers,the management concept of outsourcing suppliers,the management ability of universities,the communication and coordination ability of both sides of project cooperat ion,and the training of project professionals by outsourcers.On the basis of deeply understanding the multi-index method and prospect theory of double-base expectation level,a decision-making model for service outsourcing scheme of apartment property project is built,and the key factors affecting service quality of apartment property outsourcing suppliers in H University are obtained.Finally,by comparing different schemes of apartment property outsourcing in H University,this paper puts forward an effective method to guarantee the quality of decision-making results of outsourcing schemes,that is,from the selection procedures of service outsourcing,the connotation service of property projects,and the quality supervision system of service outsourcing,etc,putting forward the design of service quality improvement schemes for apartment property outsourcing suppliers.This research provides a useful reference for the transformation of property project management mode in colleges and universities.and it puts forward effective measures for the improvement and guarantee of outsourcing project service quality,which has a high reference value.
