Research On The Influence Of Household Demographic Structure Of New Residents On The Demand For Affordable Housing

The report of the Nineteenth National Congress of the Communist Party of China stated that it is necessary to adhere to the people-centered development thinking,to insist on the positioning of houses for living and not speculation,and correctly handle the relationship between the economic attributes of housing and the attributes of people's livelihood.In a more prominent position,establish a housing system that combines renting and purchasing market,and truly realize the living of all people.In recent years,while housing prices have continued to rise,the population structure has also undergone corresponding changes.China's aging population is becoming more and more serious;while the birth rate has declined.The family labor force must shoulder the burden of supporting the elderly and raising children at the same time,which has not yet fully covered housing security.Of new citizen families,the housing pressure is even worse.In this context,it is of great theoretical and practical significance to analyze the changes in the population structure of new citizen families and examine the demand for affordable housing by new citizen families.Based on the micro perspective of the family structure,this paper uses empirical data on the survey of housing security needs of migrant workers in Guangzhou to analyze the impacts of household demographic structure,including number of children in the new citizen's family,family size,whether there are elderly or children living together,and family income structure.Through in-depth literature research and theoretical research,a disordered multi-class Logistic model is constructed to analyze the population structure and demand for affordable housing of Guangzhou's new citizen families.The main research conclusions of this article are as follows: 1.The family's income structure has a significant impact on affordable housing willingness.2.The education structure of the family has a significant impact on the choice of affordable housing form and the choice of the area required for affordable housing.3.The number structure of the family population has a significant influence on the choice of affordable housing form,the area of demand for affordable housing and the type of house.4.The demographic structure of the family to be inhabited has a significant influence on the choice of rent or purchase housing,the choice of the area of the housing,and the choice of the type of housing.5.There is no significant difference in the demand for affordable housing between the elderly and the children in the family.6.The number of children in the family has a significant impact on the choice of affordable housing.7.Marriage structure has an influence on the choice of the housing type of the affordable housing.Combining the conclusions of quantitative research and case empirical research,this article puts forward the following policy recommendations: 1.Adhere to the positioning of housing and housing without speculation,strengthen the top-level design of the housing system,and build a multi-level affordable housing system.2.Actively expand the coverage and population of affordable housing.3.Combining the changing trend of the population structure of new citizens and the actual protection demands,optimize the product structure of affordable housing.4.improve new citizens' working skills and increase the income level of new citizens.5.Reasonably allocate the proportion of various types of affordable housing to promote the convergence of different types of affordable housing products.6.Regulate the housing leasing market,protect the legitimate rights and interests of tenants,and implement the policy of "equal rights for rent and purchase".7.Optimize the application process of affordable housing and improve the service quality of relevant staff of the housing security department.8.Intensify the promotion of affordable housing and enhance the awareness of affordable housing for new citizens.From "migrant workers" to "new citizens",it should not only be a change of appellation,but also a change of social attitude and system level,a change from being excluded and discriminated to being recognized,accepted and respected.From an incompatible independent group to a transformation that can truly integrate into the local society and enjoy the same rights as the local citizens.In this transformation process,how to systematically carry out the reform of the housing system with the starting point of new citizens will become an important influence on whether the new urbanization strategy of our country can be promoted in an orderly manner and whether the goal of all people living and living can be truly achieved factor.And this is exactly the main purpose and goal of this paper.
