Study On Urban Land Use Efficiency And Its Influence Factors In Hubei Province

In the period of quick urbanization of China,land resource effective allocation has a significant effect on urban economic and social development.It relates to population migration and concentration,infrastructure construction,perfect supporting service,urban space development and industrial restructuring and others.It means that land use allocation is scientific or not will directly affect the quality of Chinese urbanization process.At present,there widespread existed some problem in the process of urbanization,such as the unreasonable urban land-use layout,the extension of land and the low-intensity use of land.Therefore,the study of urban land utilization efficiency has important implications for improving the efficiency of urban land use,promoting the optimal allocation of land resources and strengthening the urban land use efficiency.Based on the predecessors' research results and related theories,DEA is used in this article to estimate the land utilization efficiency of 16 cities in Hubei province from the land input and output angles.It was analyzed from CRSTE,VRSTE and SCALE,and further do the sort research about land utilization efficiency.On this basis,the article used the panel data regression method to analyze the influence factors of urban land utilization efficiency in Hubei province and carried on the explanation on the significant degree of influence factors.Finally,it puts forward policy suggestions on improving the efficiency of land utilization.This research adopted the methods of qualitative analysis and quantitative analysis.The main conclusions are as follows:(1)The scientific allocation of urban land has a direct effect on quality of urbanization.The land value configuration will achieve maximum when the land use status is effective;(2)The efficiency of urban land use in Hubei province reported higher levels,it benefited to the constantly adjust of land use structure and land use scale during the process of urbanization,and it still has the possibility of rising and improving.Compared with the pure technical efficiency,the scale efficiency will have a more significant influence on urban land use efficiency;(3)The difference of land use efficiency among 16 large and medium-sized cities in Hubei province is obvious and the land use efficiency of these cities are changing every year;(4)From the perspective of the influence factor of urban land use efficiency,the urban capital investment,urban economic level,urban industrial structure,land acquisition cost and urban technology progress show significant positive correlation with urban land use efficiency.The scale of land use shows a significantly negative correlation with urban land use efficiency.In addition the urbanization level has no significant impact on urban land use efficiency.The recommendation strategies of this paper are proposed based on above conclusion.It could provide certain reference value for the improving of land use efficiency in Hubei province.
