Chinese urbanization is developing in a stable state after 30 years' exploration and commercial estate played a important role in this precedure.However,commercial estate faces a corner to transform along with urbanization and achieve mutualism with urbanization,in which urbanization promote estate's frame construction and urbanization enhance urbanization's quality and level.Till now,urbanization and commercial estate both went through a period of disorder and exploration in the begining and face a turn from disordered development to ordered.Urbanization undergo a irrational development in the charge of government for building expandation and commercial estate cold down from a heat situation at once.Indeed,commercial estate and urbanization are in a harmony mode to benefits each other,as commercial estate offer urbanization money and urbanization give estate a enhanced demand back which will pull estate forward.So urbanization and commercial estate can attain a optimum state by association and interaction of key element between them as '1+1>2'.Commercial estate and urabanization have a close interaction and commercial estate,as a important part of estate,has essential difference in operation and manage with another clade of estate,residential market.Previous study mostly focus on the relation between resident estate and urbanization,so there is a blank in the study of commercial estate and relation between the two clade of estate.We choose Shenyang,local economic centre of Chinese northeast industrial base,as our object to analyze,analyze the long-time interaction of commercial estate and urbanization and the development coordination of them,willing to offer other cities of Chinese northeast about coordinate development between urbanization and commercial estate.
