On The Investment Risk Management Of The TXL Real Estate Project

Real estate industry is the basie industry and Pillar industries of the national economy.there exist various risk factors during the real estate exploitation.And once they act,it could make the developers to suffer a loss,even fatal blow.Therefore the research of real estate industry helps to improve the understanding of risk,which adapts to the varying and understanding of risk,which adapts to the varying and uncertain environment due to the developing market economy;helps to increase the risk management level of the real estate development project and to prevent and control the risk loss;helps to regulate and promote the development of real estate industry using risk prevention mechanism.Based on this,the paper researches the investment risk management of the TXL Project from the standpoint of the developer,and proposes targeted preventive measures,hoping to combine theory with practice.Application has guiding significance for future real estate investment.Based on the characteristics of the TXL project,this article analyzes the basic forms of real estate investment and the characteristics of risk and qualitatively analyzes the risk factors such as policy risk,social risk,economic risk,technical risk and natural risk that affect the success or failure of real estate investment.This article first uses the financial indicator analysis method,the break-even analysis method,and the sensitivity analysis method to quantitatively analyze the investment risk of the TXL project.Then,according to the characteristics of the real estate investment company,it comprehensively analyzes the risk factors in each stage of real estate development.Research,using the fuzzy comprehensive evaluation method based on the analytic hierarchy process,analyzed and evaluated the risk of the project.Through the research on the risk management of TXL projects,it has been further shown that in the process of real estate investment,the risk management in the decision-making stage has the greatest impact on the risk of the entire real estate development process.Whether the decision is correct or not depends on the success or failure of the entire project.Through the scientific application of decision-making methods and tools,and making optimal decisions,it can ensure that real estate projects achieve good social and economic benefits.
