Housing is the livelihood of the people,Beijing as the capital,to solve the housing problem in the country has a demonstration effect,but Beijing is currently living in the land of many problems,such as the long-term high transaction prices,commercial housing market increasingly luxurious and the first product policy coexist.Urban land,as a result of demand,can analyze the development trend according to the total demand and demand characteristics of housing,so as to master the demand change of the surface attachment.In addition to the demand side to adjust and restrain,but also to carry out supply-side reform,based on the housing demand trend,to formulate a more reasonable land supply policy,so that supply and demand match.This article is divided into six parts.The first part is the introduction,elaborated the research background,research significance,domestic and foreign research present situation and this article's research mentality and the technical route.The second part is the present situation and problems of urban residential land supply in Beijing.This paper expounds the analysis process of the total quantity,structure and supply mode of residential land supply,and the existing problems and causes of the current residential land supply.The third part is the total analysis of housing demand in Beijing.The forth part analyzes the characteristics and trends of housing demand in Beijing,expounds the classification characteristics of housing demand,and analyzes the trend of the demand for housing,rigid demand,improving sexual demand and luxury needs according to the questionnaire.The fifth part is about the improvement of urban residential land supply in Beijing,expounds the adjustment plan of residential land supply,and puts forward some countermeasures to improve the supply location of affordable housing,improved housing and residential land.The sixth part concludes that the land supply plan should be adjusted according to the gross demand of housing,widen the financing channel and enhance the capacity of land reserve.Improve land supply,reduce the supply of luxury housing products,increase the supply of improved housing products.It is required that the land supply location of residence is in agreement with the demand characteristics.and combined with population relief,residential land supply location to the main urban areas,and then to meet Beijing's urban housing needs.
