With the continuous development of society,housing and traffic travel problems are increasingly becoming the main choices in people's lives.The consumption capacity of urban youth groups is easily affected by factors such as income accumulation,social experience accumulation,life experiences and so on.The choice of housing consumption and traffic travel mode shows a certain degree of difference.Therefore,it is of theoretical and practical significance to analyze the joint choice relationship between housing consumption and traffic travel mode for the purpose of improving the housing rental market and optimizing the development of urban public traffic travel.This thesis reviews the domestic and foreign literature on residents' housing consumption and traffic travel choices,including relevant concepts,factors influencing residential housing consumption and traffic travel choices,and model summaries,in order to clearly influence the urban youth groups' housing consumption and daily traffic travel patterns on the joint choice factors and applicable models.On this basis,the objects of this study—the urban youth groups and their housing consumption and daily traffic behaviors—are defined,and selecting Chongqing,a rapidly developing secondtier city,as a sample questionnaire data collection area.Based on the literature analysis conclusions to design the survey questionnaire,using the network survey method and field visit method to collect the survey data of 18-45-year-old youth groups in Chongqing and to perform the correlation analysis of the questionnaire data,using the SPSS software to exclude the statistically insignificant variables.Then following the investigator's principle of random utility maximization,selecting youth groups' socioeconomic variables,characteristics of housing consumption selection variables and traffic travel variables as explanatory variables of the utility function.And constructing two empirical analysis models—including the Nested Logit(NL)model's two patterns: the traffic travel selecting branch at the lower level and the housing hire-purchase selection branch at the lower level,and proposing three research hypotheses.Based on 768 valid sample data,STATA software is used to estimate and test the parameters of the above two models.The following conclusions are drawn:Firstly,mode 1 of the daily traffic travel mode selection branch at the lower levelis slightly better than mode 2 of the mode of housing hire-purchase selection branch at the lower level.That is,when the variables in the utility function changing,the youth group surveyors will firstly consider changing the traffic travel mode,and then consider the mode of rental and purchase of housing.That is to say,compared with the choice of housing hire purchase,young people are more sensitive to daily traffic travel choices and form a specially sequential choice.Secondly,in the analysis of the joint choice of young people's housing hirepurchase and daily traffic travel mode,this thesis finds that the selected socioeconomic variables,housing consumption selection characteristic variables and traffic travel variables all can well explain the joint choice behavior impact.Thirdly,the owned number of cars,travel aim,age,and housing area variables are important influencing variables to affect the joint choice of the youth groups rental and purchase of housing and daily traffic travel modes.Finally,according to the research conclusions of this thesis,from the perspective of balancing the consumption of the youth in housing consumption and daily traffic travel,this thesis proposes possible countermeasures and suggestions for the joint management of the housing consumer market and traffic demand.
