Risk Analysis Of International Nursing Center Investment Project In Zhongtian Securities XX Branch

By the end of 2016,the population of 60 years old and above in China totaled 230.86 million,accounting for 16.7% of the total population of the country.The population aging in our country has further accelerated.The social phenomena such as population aging,family miniaturization,increasing of empty nesters and rural hollowing have formed serious problems to the elderly.However,the pension system in our country is not sufficient at present.With the increase of "421 family" and the acceleration of the modern social life,the burden of supporting elderly has grown heavier.Therefore,Chinese traditional way to support elderly is bound to face greater challenges in the new environment.Nowadays,many real estate developers gradually realized that the endowment industry will become another sunrise industry,so the investment in pension real estate has become the first choice for many investors.However there are still certain risks in the development of China's pension industry: many developers are poorly illiterate about pension,even unclear industry's outlook,and blindly develop luxury health care institute.They focus on profits excessively,ignore necessary analysis and risk evaluation to given projects.All these components make most of domestic geracomium are lack of sustainability.Therefore,according to the problems existed in the previous project development,this article mainly analyzes potential risks and offers specific improvement measures,taking the Red Bay International Pension Center project as an example.Based on the methods of literature retrieval,qualitative and quantitative analysis of the collected data,the method of AHP and fuzzy comprehensive evaluation,the collected data are calculated,SD project risk evolution model is established,and the existence risk of project is simulated.Combined with theoretical and practical analysis methods,the risks of the project were reasonably evaluated.First,we evaluate risks through qualitative and quantitative way in preparation stage to ensure the real–time supervision and the lowest risk,and propose effective plans to cover unexpected situations.Second,we survey similar projects in the market for reference in operation stage,train executives to make sure that the entire risk could be minimized.By combining theory and practice,this article improves the deficiencies of theory.In the condition of project's continuous improvement and sustainable operation,this article offers some suggestions and strategies to promote development of China's geracomium construction rapidly.
