In the face of the problems in two aspects,namely,the rise in commodity housing price,and the low effectiveness of housing regulation and security,this paper studied the urban housing supply system and its land price,and the purpose of this study was to build a perfect urban housing supply system,and achieve the differentiated allocation of urban housing through land price,so as to guarantee people's diversified housing demand,and promote the healthy development of real estate market.Some research methods are used in this paper,including literature research method,comparative research method,combination of integral analysis and hierarchical analysis,combination of qualitative analysis and quantitative analysis and case-study method.Firstly,the author searched and summarized the document literatures with literature research method,and demonstrated the feasibility and innovativeness of research on urban housing supply system and its land price,and then established the theoretical basis for paper research.Secondly,the author compared the construction practice of domestic and overseas urban housing supply systems through comparative research,thus providing experience reference for the construction of urban housing supply system in this paper.Thirdly,the author constructed an urban housing supply system through integral analysis and hierarchical analysis,and put forward the overall conception of urban housing supply system and made hierarchical construction.Then,this paper analyzed and determined the current problems in the configuration of land property right in the urban housing with by combining qualitative analysis and quantitative analysis,and discussed the route of the land price realizing the different supply of urban housing ulteriorly.Finally,the author took a case and assumed different property right types to carry out the empirical study of land price evaluation,it proved the feasibility of realizing differentiated supply of urban housing through the differentiation of land price.The major research findings of this paper are as follows:(1)There are some problems existing in the current urban housing supply system in our country,including miscellaneous but incomplete supply types,dual differentiation of supply subject,multiple but inaccurate supply objects and imperfect control measures,so the following three points should be paid attention to:1.the implementation of market-based limited intervention;2.the housing security of low-income group;3.the comprehensive utilization of a variety of means to realize the reasonable supply of urban housing.(2)Perfect urban housing supply system is a multi-level and systematic supply system,and the hierarchical design should be made according to the different housing demand of urban residents,so as to constitute an integrated system structure with the corresponding financial policy system,land policy system,fiscal and taxation policy system and so on.(3)The urban housing supply system should be matching with the land price system,and the differentiated allocation of urban housing can be realized by land price.The key to the realization of differentiated allocation of urban housing through land price lies in the land property right.By analysing the current problems of land property right allocation,the allocation of land property right has been optimized.Then,the different connotation of all kinds of residential land has been cleared.On this basis,the differentiated allocation of urban housing has been realized by land price.In addition,the study of the case taken by the author has shown the feasibility of realizing differentiated allocation of urban housing through land price.
