Research On Risk Management Of Real Estate Project About "XY Garden"

Over the past 20 years,the rapid development of real estate industry has become an important driving force for economic growth.While the exorbitant housing price brought a series of economic and social problems to the real estate market.The real estate industry has been the major object of macro control,which make the real estate industry external environment changed repeatedly,and the industry competition drastically.Therefore,it is significant to reduce the risk of the developers,improve the ability of risk management of real estate project and establish long-term risk management mechanism.In consideration of the summary that the real estate project risk management are similar with the body's immune function from the nature of the organization structure,characteristics and operation mechanism,based on the systematic overview of related research progress of risk management of real estate project,with the interpretation of the body's immunity as well as real estate project risk management,the characteristics of the real estate project risk management and the body's immunity were compared.Then the risk management model of real estate project based on immunity theory was proposed,which increased the risk memory storage and activated the learning ability of tissue immunity and immune response function.On this basis,the importance of "active immunization" activities was emphasized.Around this "active immunization" activity,the overall idea of real estate project risk management was designed.The specific research contents are as follows:Firstly,through literature surveys and the experts' interviews,the risk management indexes system of project XY was designed based on the existing problems of real estate project risk management and the actual situation of project "XY Garden".Secondly,the AHP method and FCE method were combined to construct risk management FCE model based on the AHP method for project "XY Garden".The risk management works in project "XY Garden" were evaluated,and then the risk-immunity level of the real estate company was determined,and the manager was assisted to find the key risk factor.Finally,based on the evaluation results of project "XY Garden",proposals of risk management for project "XY Garden" were proposed.
