The western resource-based city has developed rapidly,relying on the rise of its resource industry,at the same time,the real estate market also quickly developed.However,along with the rise of real estate market,various problems also gradually revealed,serious real estate speculation,downturn of commercial housing sales and rising of housing prices and so on,all bring impact to local real estate market.Besides,transformation of resources industry of the western resource-based city industry,has led to regional economic turmoil,also impacted on the development of the real estate industry,caused fluctuations in real estate market.Based on relevant theories,this paper comprehensively analyzes the fluctuation mechanism of real estate market in western resource-based city.First,six latent variables that affect the real estate market volatility is summarized from urban development layer,industrial development layer and residents live layer: land finance,economic environment,resource industries situation,situation of the real estate industry and residents consumption level and the investment intention of the residents.Then accomplishment of the investment,housing sales area and commodity house average price are used to present the characterization of the western resource-based city real estate market fluctuation,and builds the index system,putting forward the research hypothesis,build the model of fluctuation mechanism of real estate market in western resource-based city initial.Then,Yulin,a typical western resource-based city is used in the empirical analysis,using the PLS model,to concretely measure between the latent variables as well as to influence the size of the real estate market fluctuations.Study finds that resource industry and local economic environment have the biggest influence for fluctuations in real estate market,then investment intention of the residents and landfinance following.In the end,combined with Yulin as the example of the real estate market fluctuation mechanism,some corresponding countermeasures are put forward in fiscal responsibility of the local government,standard of the real estate market,financial environment,entrance of private capital and inclusive development.Through the research of this paper,we have sorted out the fluctuation mechanism of the real estate market in the western resource-based city,which is of reference significance for the development of the real estate market in the western resource-oriented city.
